LAND TAX — A BETRAYAL OF VICTORIAN PROPERTY OWNERS? You may have worked your entire life to secure an investment property to provide income in retirement, or to build a home where you and your family can escape for a weekend. Yet, what happens when your builder simply walks away, leaving you with an unfinished property, years of delays, mounting costs and absolutely no rental income? Under the Victorian governments led by Daniel Andrews and Jacinta Allan, ordinary Victorians have been left questioning whether fairness and common sense still exist in state taxation policy. The facts of my own situation are devastating. Construction has dragged on for more than 4.5 years, and the builder abandoned the site without providing the necessary documentation. Despite the property remaining unfinished and generating no income, I have faced substantial land tax liabilities. In 2024, the land tax-free threshold was reduced from $300,000 to $50,000, placing additional pressure on property owners already struggling with rising costs. For many Victorians, this has become another financial burden imposed by a government that appears increasingly disconnected from the realities of ordinary people. Even more concerning is the application of the principal place of residence exemption under section 61 of the relevant legislation, where construction delays can leave owners exposed to land tax beyond the four-year construction period. Think about that: you can be left paying tax on a home that has not even been completed, through circumstances that may be entirely beyond your control. Meanwhile, Victoria is carrying an enormous public debt burden of around $175 Billion, and questions about government spending, major infrastructure projects and accountability continue to demand serious answers. A Royal Commission, with the appropriate scope and independence into the BIG build, must be able to examine allegations of misconduct and failures of accountability wherever the evidence leads. Ordinary Victorians deserve transparency. They deserve accountability. And they deserve a taxation system that recognises genuine hardship rather than penalising people caught in circumstances they did not create. The words this government must understand are simple: #FAIRNESS #INTEGRITY #COMMONSENSE Because when hardworking Victorians can be left financially exposed by an abandoned building project, and the state government is demanding more and more in land tax, it is time to ask a fundamental question: Who is protecting the ordinary Victorian?
