At long, long last:
All permits approve & closed ✅
House furnished & decorated ✅
Renter in place ✅
Two Homes One lot. 🏘
Infill housing FTW 🎉
Not 3 story, not 4 story, but honest to god SIX story townhomes going up in Eastlake right now.
7% rates got nothing on Eastlake optimism
This especially true for Seattle going forward. The future will not be like the past.
Don’t mistake ZIRP, NIMBYism and an unprecedented tech boom for evidence that your real estate operator was actually talented.
Absolutely wild looking at the counter factual 😮
1970: We could have built a 47-mile heavy rail system for ~$1.2 billion
Today: Sound Transit 3 (ST3) expansion is costing upwards of $54 billion for a light rail system that is slower than the heavy rail BART-style system
Every regulator in America including your local civil engineer in a “Technical Advisory Group” just keeps turning the ratchet up on cost.
No one can help themselves, they always make building more expensive.

One of the most important statistics to be aware of:
Since 1965, productivity in the construction industry has fallen by 50%.
Productivity in the rest of the economy continues to improve, while construction lags further and further behind.
I'm working on a report that summarizes and expands the last several years of my work on construction productivity.
This week, the first chapter: what are the overall trends in US construction productivity?

Funny how often this is the case. My grandpa was the same.

My father is a multi-millionaire who has never, in his entire life, owned a new car
Ezra is spot on. We need to start ignoring the ppl that made $1M houses normal in Seattle.
“If Dems want to “Sister Soulja” some part of their coalition start with the parts that have made it so much more expensive to build and live where Democrats govern”

Let’s become the party of Abundance!
And abundance is only possible if we unlock the handcuffs of insane permitting rules that block everything we want to do for 5-10 years (or more!)

I’m also NOT predicting 2028 or anything like that but: if permitting reform & bureaucracy reform are not in our policy response as a party this will come back again. Look at the massive plaudits Shapiro got in PA for his extremely effective reforms, it’s a model to follow

The romantic future we’ve all dreamed of 😂

ChatGPT always gonna agree with the user. The only solution here is for him to also use ChatGPT. And then the next evolution is those two ChatGPTs argue amongst themselves, and then return to the humans with a single binary verdict:
0: sleep on couch
1: make-up sex
Large house on a large lot in a quiet cul de sac sounds like such a win.
Until you realize this format of living almost precludes a whole class of serendipitous relationships and community.
Whole thread is worth a read 👇

I think it is EXTREMELY difficult to build a village in the manufactured isolation of a car dependent American suburb.
Wen Seattle?!
I’ll always remember walking into the Pantheon on a rainy day and being mesmerized by the rain falling through the oculus and bouncing off the stone floor
Pike Place Market Deep State 😂
It’s funny cuz it’s true 🥲😭

Why don’t we have this in Seattle?
Seattle Freeze? Rain? Cars? Insufficient density of bars?
Or perhaps Seattle is a collection of small neighborhoods and doesn’t quite qualify as a big city? 🙃
