A buyer’s agent wrote this after a showing: “Client will decide today to make an offer on this one.” It landed in the seller’s Beacon report. Connect ShowingTime, Aligned Showings or BrokerBay once, and every showing and its feedback follows.

The hardest pill to swallow in real estate: An easy market convinced people they had a bulletproof system. Sticking a sign in the yard worked when homes practically sold themselves. Now listings sit and last year's playbook is useless.

The 100 most-viewed listings on Beacon, Sep 28 to Oct 4: 346 posts logged, 42 agents, 588,424 views. 11 posts past 10,000. Nobody typed any of it into a report. The sellers opened their update and it was already there.

A comp 45 days in dropped its price 14.9%. Beacon caught it. $282,000 to $239,999, now $9,501 under the list price of a $249,500 listing nearby. That seller read it in their next update, comp summary already rewritten. No "any news?" text needed.

This is so well deserved congrats to Brian, Marc, Jessica, and the whole team (and to Joel who also helped build the brand to what it is)

The CTR/link click reporting in @kit is so bad that I do not even check it anymore. Anyone else dealing with the same issue?

We didn't build Beacon for agents. We built it for sellers. They deserve to know what's happening while their home is listed.

Big milestone! A lot of companies do not make it to a one-year anniversary. Beacon is thriving. Thanks to our team and customers who make it all work.
Beacon is one today. 🎂 One year ago we had a theory: agents were already doing the work, sellers just never saw it. 365 days later: 3,900+ agents, 12,000+ listings tracked, millions of portal and social views logged, countless showings added automatically, and 10,000+ hours handed back to the people who actually do this job. Every one of those numbers ended up where it belongs: in front of a seller, with their agent’s name on it. Thank you for trusting us with your listings. Year two starts now. Chris and Jimmy co-founders, Beacon

Your buyer wants the seller to "meet them in the middle." The house is already at the comps. There is no middle. There is the number that closed on the street. And there is the number that gets deleted. Meeting in the middle of fantasy is not negotiating. It is asking the listing agent to invent a discount for you.

A comp 8 days in dropped its price 11.5%. Beacon caught it. The seller of a $535K listing nearby read it in their next update, with the comp summary rewritten around the new number. No phone call needed.
