🚨 🚨Tamil Nadu Govt amends the Combined Development and Building Rules, 2019, through G.O. (Ms.) No. 194 dated Oct 26, 2026.
Key changes:
• Maximum building height for non high rise revised from 18.3m to 19.5m, with stilt + 5 / G + 5 floors permitted in specified categories.
• Commercial zoning eligibility expanded for sites on roads ≥12m wide in Chennai Metropolitan Area and ≥9m elsewhere in TN.
• FSI remains unchanged 2.0 on 12m roads, 2.5 on 15m roads and 3.25 on 18m roads. 😭😭
• Hotels/lodges must provide dedicated dormitory accommodation for drivers.
• Podiums up to 15m permitted for high-rise buildings, subject to setback and parking norms.
• EV charging infrastructure requirements introduced for specified residential buildings, including fast-charging provision for visitor parking in buildings with over 50 dwelling units.
• Revised parking norms for IT offices, IT-enabled services and bioinformatics centres.
• Accessibility norms strengthened for washbasins and toilet grab bars, with compliance verification before Completion Certificates.
• Open kitchens explicitly recognised under the amended rules.
• Swimming pool deck, walkway and clearance requirements revised.

OMR is heavily congested not just because of Metro work , but due to lack of signals. U turns and flyovers don't fix anything, they just move traffic from one junction to another. Due to lack of signals , vehicles are moving quickly and getting accumulated in one place . The vehicles joining from other links roads like Radial road and Perumbakkam road get time to merge on OMR if the traffic is stopped. Without which everyone fight for the left lane.
Having traffic signals creates a sense of fear and prevent people from breaking signals and driving wrong side. It helps people cross road safely without having to be the mercy of guys like you to stop.
Road safety is about enforcing traffic rules and the most basic one is traffic signal .Once its removed, it creates a chain reaction of violations.
And BTW ,I at least have a brain to use when needed.

Siruseri sipcot should be considered as silicon valley of Chennai and given utmost importance and world class infrastructure. The huge land parcel behind TCS should be leased to build GCC district which was meant to be a Knowledge township in 2003. @Keerthana4VNR

A work order has been issued to upgrade the 3rd Cross Road, from CH 0/590 to Pudhupakkam Junction near the TNEB substation, with completion scheduled for January 2027. The tender for relaying the cover slab and reconstructing drains on the 1st Main Road at SIPCOT IT Park is scheduled to open towards end of this month.
For the improvement of the 1.5 km stretch of village roads connecting the SIPCOT boundary to Pudhupakkam village, a formal letter has been sent to the Chengalpattu District Collector. We are also coordinating with the Rural Development Department on this matter.
Under the leadership of Hon’ble Chief Minister Thiru C. Joseph Vijay, we remain fully committed to delivering robust and seamless infrastructure for everyone.
If I am not wrong , I remember once @praddy06 mentioned few years back that stubble burning in the north and central India reaches the chennai. You can see the dust particles near street light rays at night. Visibility gets too low that you cannot see clearly beyond 500m.
