1/4 Of the 1,922 U.S. counties we ranked, outside college counties, Gwinnett County, Georgia, had the smallest share of rentals within reach of its median renter household: 10.5%. In 2005-2009, it was 25.5%.
Within reach means a rent of no more than 30% of after-tax income.
3/4 Gwinnett added about 41,000 rentals over this period, yet it lost about 5,500 rentals within reach.
Most of that drop was in older apartments. In 2005-2009, the median one rented for about $100 more than the median renter household could afford. By 2020-2024, about $400 more.
4/4 Renter pay showed no measurable rise. Of 37 large-metro counties where rent rose 25% or more after inflation, only Gwinnett and Cherokee showed a drop in full-time renter pay, both within the margin of error. In the middle county, it rose 15%.
