Weekend check for agents: how many people did you actually talk to this week who could send you a deal? Not post at them. Talk to them. Since 2014 I've watched that one habit beat every shiny tool.
Agents ask me for the best lead source. After 700+ deals, my honest answer: the people who already know you. Past clients, sphere, old leads. Call 5 of them today before you spend a dollar on ads. What's your best deal source?
Before you buy another lead list, check these 3:
1. How fast do you call?
2. How many touches before you quit?
3. Do you have a text and video plan?
Most agents don't have a lead problem. They have a follow-up problem.
If I started over as an agent in 2026:
1. Pick ONE lead source and master it
2. Call every new lead in 5 minutes
3. Get around people who've already done it
4. Hire help before you think you can afford it
What would you add?
Scariest thing in real estate isn't a low appraisal. It's a database full of people you haven't talked to in a year. Happy Halloween. Go send 5 texts today.
Best hire I ever made wasn't an agent. It was a VA in the Philippines who's been with us 7 years. If you're still doing your own paperwork and follow-up, you're the most expensive assistant in your business, brother.
Agents, be honest. Which one is killing your business right now?
A. Not enough leads
B. Leads but no follow-up
C. No one to learn from
D. Doing everything yourself
I'll reply to every answer, brother.
I got licensed in 2014 and had no idea what I was doing. 700+ deals later, the biggest lesson: you don't rise to your goals, you fall to your habits. Pick 2 habits for November and protect them like a closing. Appreciate you.
Hot take: your brokerage should make you better, not just take a cut. If nobody there has coached you in the last 30 days, what are you actually paying for? Asking for a lot of agents I talk to.
Q4 is where agents quit early. The deals you close in January come from the calls you make in November. Don't coast into the holidays, brother. What's your plan for the next 60 days?
3 things I'd tell any new agent:
1. Pick one lead source and master it
2. Make your calls before 10 AM
3. Work somewhere people actually answer your questions
Took me years to learn number 3. What would you add?
Hot take: most agents don't have a lead problem. They have a follow-up problem. That lead from June is still out there. Did you call them a 6th time? The fortune is in the follow-up, brother.
Since 2014 I've done 700+ deals. The habit that never changed: I call past clients before I need anything from them. Birthdays, home anniversaries, just checking in. Referrals come from relationships you kept warm on a random Tuesday. Appreciate you.
Agents, real question: what's the one thing your brokerage does that actually helps you close more deals? Not the logo. Not the swag. The thing that moves the needle. Drop it below. Appreciate you.
Make sure and do your due diligence out there right now. Got a quote to paint a 1,400-square-foot home exterior, and one was $11,000, and another one was $5,000. Do your homework before just hiring any contractor. This is in South Dakota as well.
Q4 truth for agents: the pipeline you build in November is what closes in February. Most people coast through the holidays, then wonder why spring is slow. Make the calls now, brother. Future you will thank you.
A lot of homeowners are asking why they keep paying property taxes after the mortgage is gone. South Dakota almost voted on it: a petition to replace them with a $1.50 tax on retail purchases over $15 fell short of signatures for this November. Backers say 2028.
Builder confidence fell to 29 in October, the lowest since 2012 (NAHB). 43% of builders cut prices and 65% are offering incentives.
Shopping new construction in the Black Hills or Phoenix? Don't just compare list prices. Ask about rate buydowns and closing cost help.
