Another Miami Founder Dinner in the books.
What started as a simple idea has turned into one of my favorite things I do in Miami.
The goal is straightforward. Get great people in a room.
No panels. No pitching. No forced networking.
Just real conversations with real builders.
On Tuesday we had founders and executives across AI, ecommerce, tech, and private equity all sitting at one table.
That’s the real value of a city like Miami. The right room can change everything.
Everyone left with new relationships and people they can genuinely call for anything they need.
One of my favorite parts of my business is that it puts me in the middle of so many different industries. I get to learn from incredible people every day and more importantly, connect them not just to a home in Miami, but to the right people here.
I’ll be hosting these monthly. Want an invite to the next one? DMs always open. 🚀
Sales of $10,000,000+ across South Florida are up over 40% this year, to a total of 407.
86% of these deals were all cash.
South Florida is becoming less and less of a rate sensitive market..
619 Brickell Residences by Nobu just released this video and all I can say is wow 🔥
Crazy what we can do nowadays with AI and renderings. All of it looks too real! Miami Lifestyle is truly unmatched.

MAJOR ZONING CHANGE FOR MARY BRICKELL VILLAGE 🚨
Miami just approved a major zoning change for part of the property that is home to the famous Moxies in Brickell, removing the previous 48-story height limit and opening the door to much greater density 👀
Could we be losing part of Mary Brickell Village to another skyscraper?

Tired of Miami traffic? Just take your yacht to work.
One Kane, a new 126,000 sqft office building in Bay Harbor Islands, just topped off.
It’ll have 8 private yacht slips and a full time dockmaster so executives can literally pull up to work by boat.

Miami Condo Buildings with the most inventory as of October 2026:
Aston Martin Residences: 39 units for sale
UNA: 33 units for sale
Casa Bella: 29 units for sale
Rise: 29 units for sale
Casa Bella and Una aren't surprising given they just started closings and there are always sellers with life changes that need to liquidate. Seeing Aston Martin still have this much active inventory is alarming.
People are back in Miami and you can feel the energy..
Brickell is packed… Edgewater is packed… Miami Beach is packed..
We’re back! 💪🏽

Thinking about renting in Miami? 🌴
Renting a condo here works a little differently than in most cities. Knowing the process ahead of time can save you time, money and stress. Today we discuss:
📌 How much you need upfront
📄 The documents to have ready
💳 The credit score most buildings look for
⏳ How long approval takes
🗓️ When to start your search
🤝 Whether you pay a broker fee (spoiler: you don't!)

Google just added 10,000 sq ft at 1450 Brickell, bringing it to 45,000 SQ FT.
Banco Sabadell renewed nearly 50,000 sq ft at 1111 Brickell. Santander and Ken Griffin are both building Brickell towers, not due before 2029.
Miami needs to build the class A office, once it happens - more companies will come.
Last week, Vanderbilt raised $400 million toward a $520 million goal for its West Palm Beach campus.
Universities and financial firms are following the people.
West Palm & Miami continue to explode 🚀
🚨 The most expensive listing in Miami right now: $237,000,000 on Key Biscayne.
11,528 SF, about $20,500/SF.
Last month I posted the $148,000,000 Gables Estates listing. This one is over $89,000,000 more.
What do you think this will trade for? 👀
Lincoln Road Mall in Miami, Florida (1965)
Now in 2026, developers are buying up as much property on this road as possible with plans to completely change it once again..
Average price per SF for $1M+ sales in Miami right now:
Miami Beach to Sunny Isles: $1,340
Grove / Gables / Key Biscayne: $1,051
Brickell / Downtown: $969
Edgewater: $905
Which one surprises you the most?
Miami luxury real estate, last 30 days:
200 sales over $1,000,000
$833,000,000 in total volume
40 sales over $5,000,000
16 sales over $10,000,000
Bay Point just traded at $10,300,000, which is $4,436/SF.
Bay Point is now pricing like the Miami Beach islands.
Still one of the most underrated neighborhoods in Miami in my opinion.

Save this before you pick your next Miami neighborhood 📍
Miami isn't one city. It's 30+ neighborhoods, and each one feels completely different.
Brickell is skyline living and walk-everywhere energy.
Wynwood and Midtown bring the art, good food, and the nightlife.
Edgewater gives you bay views with a quieter pace.
Coconut Grove is leafy, laid back and on the water.
Coral Gables is classic, tree-lined and timeless.
South Beach, Mid Beach and North Beach each have their own version of beach life.
Sunny Isles and Bal Harbour are pure oceanfront luxury.
Key Biscayne feels like an island escape 10 minutes from Brickell.
So which one are you? 👇
