There's a reason we gave back our Tesla this year and bought a non-US electric replacement.
“I search for the right adjective” Remarkable diplomacy; perfectly on brand for Canada.

Don't let apathy decide who leads our province and sets our policy, and balances government spending and taxation.

Every 4 years, we elect NEW LOCAL GOVERNMENTS with new leadership in council chairs. Some may be very experienced in the economics of new housing development, but for sure many others have a lot of things to learn very quickly. I've sent a personal invitation to each of the 21 newly elected mayors and 135+ municipal councillors in Metro Vancouver to a DEVELOPMENT ECONOMICS MASTERCLASS. Could there be any better time to restart conversations and thinking about the planning and policy ecosystems our governments put in place that regulate, guide (or constrain) the development of market, non-market and government-led housing? I don't think so! It's the beginning of everyone's 4-year term. In the online masterclass, we'll review a typical development pro-forma and use a "base case" 6-storey development to model 1) a for-sale residential property, 2) a market rental and 3) a below-market rental. Along the way, we'll review the big development variables that impact viability and affordability and hopefully we'll stimulate some thought and debate on how our governments are impacting housing choice and affordability. I'm adding sessions for newly electeds on Vancouver Island, the Okanagan and the rest of BC. If you're a newly elected official, please reach out and I'll send an invite.

We need to better manage vehicle speeds in our cities. More red light cameras. This is my intersection at Cambie and 33rd in Vancouver where car drivers frequently push through red lights at speed and others make questionable left turn decisions through reds and stale yellows. Pedestrians always at risk. @KenSimCity

EXACTLY what I have been saying. The overhang of unabsorbed units is NOT comprised of small/ compact units ….they’re the large (expensive) ones. There is more market demand (and capacity to purchase/rent) for compact homes. The design challenge is to make them perform better and flex space. Not long ago I pressed the editors of the Globe and Mail to provide evidence on a story suggesting that Vancouver had an overhang of small units … they retracted their reporter’s claim because he had zero data or evidence of any kind to back it up.

"I recently completed Michael's course, and it was genuinely excellent. The course was engaging and very well structured, covering a wide range of material in a clear and logical way. What Ifound most valuable was how it introduced me to many different segments of the industry andexplained how the math of development actually works. Concepts that previously felt abstract became concrete and practical." "Mike has a real talent for breaking down complex topics so they’re easy to follow without losing depth. I came away with a much stronger understanding of how the numbers behind development decisions come together. Highly recommend this courseto anyone looking to build a solid foundation in the field."

Where then was the firestorm of opposition at 39th and Elm in 2011 when this massive $6.1M single detached home was built? A double standard at play? Any new development will result in some some tree canopy loss. I'd implement a 1:1 replanting program on-site and public bvd.

Back to School! I'm running City 755: "Real Estate Development From the Inside Out" again for the Simon Fraser University Continuing Studies: 6 evenings starting September 16th. We begin with a plan and a basic MS Excel Proforma that you construct. No design without economics; no economics without design! We look at real estate through the lens of those developing it ... from preacquisition to occupancy. sfu.ca/continuing-studies/co…

This is very alarming. It also goes against everything I thought these folks believed in. Shame on @UniteHere40 for not answering these questions and for taking away opportunities for local residents’ access to the democratic process. #vanpoli
At tonight’s public hearing, a familiar voice was on the line: @UniteHere40 President Zailda Chan. I took the opportunity to follow up on their statement to @VancouverSun reporter @fumano where they admitted their union asked American allies to call Vancouver council. #vanpoli

At tonight’s public hearing, there were numerous individuals obstructing Council business. It is clear that this is foreign interference. Only those affected by land use decisions should speak before Council, not those calling in from Southern California. We will be reporting this immediately to the appropriate authorities for a proper investigation. I have organized an emergency meeting with the City Manager, VPD Chief Steve Rai and other relevant officials to discuss immediate actions to protect our democratic institutions.

The future of the Molson Brewery lands was written more than 50 years ago when the City adopted the South False Creek Official Development Plan. Fast forward to today, and there's a large vacant industrial site with no industrial future, fronted by a future high-rise neighbourhood. At most, the brewery employed 32 people per acre. It makes sense to redesignate this land for far more employment density (light industry, clean tech etc), more intensive commercial and residential uses, and more public benefits. @KenSimCity @MikeKlassen @sarahkirby_yung @LisaDominato @PeterMeiszner @rebeccaleebligh @Lucyincanada @BrianVMontague @PtFry @seanorr @CBCVancouver @JamiMakan @fumano

And some great opportunities for better placemaking at the boundary shared by Senakw and the former brewery site.

At most, the Molson brewery employed 32 people per acre (250 jobs) but that waned with automation to <100 (13 jobs/acre). The Chilliwack plant is 43% larger and employs only 100 people. Automation & Scale rule new industrial land uses.
