New York City’s Rent Freeze: Where It Stands
Mayor Zohran Mamdani’s rent freeze , promised on the campaign trail, has only recently taken effect, but it doesn’t mean that landlords aren’t already feeling the pain. And it certainly doesn’t mean that it won’t be defeated in a pitched and ongoing court battle . Costs are increasing for property owners across the board at a time when they can’t ask more from their tenants, which begs an assortment of questions. So here’s a breakdown of what the rent freeze is, how it came about, why it’s controversial and more.

Fed expected to hold rates steady, but Warsh may point way to more hikes
Federal Reserve officials enter this week's policy meeting amid a critical debate over what the central bank can, should and will do to address an inflation problem that shows no immediate sign of going away. When the rate-setting Federal Open Market Committee does release its decision Wednesday, markets overwhelmingly expect no change in benchmark interest rates following September's quarter percentage point rate increase .

$2.15M state grant will help transform Throggs Neck waterfront into botanical garden
A New York State grant has been awarded to a community group to transform a previously private parcel of Throggs Neck waterfront land into a thriving botanical garden with breathtaking views for all to enjoy. In mid-October, NYS Department of Environmental Conservation awarded more than $25 million in Open Space Conservation Grants to 14 projects across the state, including $2,150,000 to Open Space Initiatives to purchase 2670 Schurz Avenue, between Davis and Buttrick avenues, to begin the process of creating a half-acre community garden along the East River, with views of the Whitestone and Throgs Neck bridges.

Jets won’t see Fernando Mendoza in Week 8 clash vs. Raiders
The Jets won’t immediately face the quarterback that they missed out on at the 2026 NFL Draft come Sunday. The Las Vegas Raiders are sticking with the veteran Kirk Cousins for their Week 8 meeting with Gang Green on Sunday afternoon at MetLife Stadium. Speculation had grown louder that the Raiders were considering a quarterback change after losing four straight games to cancel out a surprising 3-0 start. Cousins has not been the problem, though. In seven games, he’s passed for 1,877 yards, a league-best 16 touchdowns, and five interceptions. New York took edge rusher David Bailey out of Texas Tech with the No. 2 overall pick after acquiring Geno Smith from the Raiders in March. Smith is merely a placeholder for when the Jets may have an opportunity to find a franchise quarterback, which is something that has eluded them for decades. While completing 70% of his passes with 10 touchdowns and just two interceptions, Smith and the Jets are 2-5, and concern continues to grow regarding an inability to get star receiver Garrett Wilson the ball.

I helped a billionaire couple tell their kids they’d already received their inheritance. They didn’t take it well
Based on a survey of 800 Baby Boomers and 800 Gen X or Millennial children, the researchers found that 61% of adult children said inheritance had already caused problems in their families, from hurt feelings and arguments over fairness to estrangement and legal disputes. Only 29% of older parents said the same. Among the adult children, 49% believed inheritance conversations have the potential to trigger family conflict—which is one reason so many people avoid having them. My book, Unspeakable , came out the same day as the survey, and that data provided an illustration of the book’s core idea in the book: Many families are avoiding conversations because they’re afraid of discomfort, even if this avoidance can cause harm. Estate planning is just one of the topics I cover in Unspeakable , but as I’ve traveled to give talks and answer questions about the book, it’s one that’s coming up most frequently.

Mary Barra Pushes GM into A.I. and Autonomous Driving
On Oct. 21 in New York, at an event that Observer attended with top executives, the company outlined new technology it will deploy both inside its plants and in its vehicles to become a more agile, A.I.-focused manufacturer. The new technology includes digital twins on the manufacturing line, OnStar A.I. and an effort to avoid the so-called “uncanny valley” of autonomous driving and aim eventually for occupant-free runs to pick up everything from the dry cleaning to the kids at soccer practice. “Our vision is that eventually every vehicle should drive itself or its occupants anywhere, and we’re investing across the self-driving stack to make that real. From computing architecture to low-cost radar to frontier machine learning and A.I. to build a trusted system,” Sterling Anderson , the chief product officer at GM, told the audience at the event. Anderson is a former director of Autopilot programs at Tesla and was the Model X program lead there.

Hochul’s rebate checks are arriving. Mamdani officials question one-time relief as a lasting affordability fix
Mayor Zohran Mamdani spent parts of Friday and Sunday campaigning alongside Gov. Kathy Hochul for her reelection. On Monday, two leading figures in his administration argued that tackling the cost-of-living crisis requires more than one-time payments, emphasizing longer-term efforts to bring down costs — just as the governor’s $1 billion energy rebate checks are landing in millions of New Yorkers’ mailboxes. Mamdani’s chief of staff, Elle Bisgaard-Church , said at a New York City Policy Forum event on affordability that one-time handouts disempower people. Lina Khan, the former Federal Trade Commission chair who now chairs the city’s Economic Development Corporation board , a lso played down the role of one-time checks, arguing that Mamdani’s agenda is focused on tackling the forces driving up costs in the first place.

MTA officials say Queens Bus Network redesign made ‘The World’s Borough’ buses faster, more reliable
Just over a year after completing an overhaul of Queens’ bus network , MTA officials said on Monday that they found “The World’s Borough’s” buses to be running faster and more reliably than before. Bialostozky said the findings came from a comparison in bus performance between the springs of 2025 and 2026 — before and after the redesign took effect. He highlighted the data in a presentation during the Oct. 26 MTA Board committee meetings.

Rich Eisen went from SportsCenter to NFL Network to owning his show. Now he’s back at ESPN, betting ’90s nostalgia still sells
The reaction online showed how much fans had missed it. Eisen told Fortune in a recent interview he came across a video of a young woman recording herself as the familiar open played. She was crying. That moment validated an idea Eisen had brought to ESPN when he returned: a nostalgia video podcast. This Was SportsCenter: Stories from the Set is a video podcast in which he reunites with former colleagues, with full access to ESPN ’s video archive. The first season debuted in June on Disney+ and the ESPN app and featured Dan Patrick, Chris Berman, Mike Greenberg, Linda Cohn, Chris Fowler, and Craig Kilborn.

Rangers sign James Reimer to NHL contract in latest goalie twist
The Rangers signed the 38-year-old Reimer to a one-year contract for the $850,000 veteran minimum after he was released from his PTO with AHL Hartford earlier Sunday, according to The Post’s Mollie Walker. Reimer made just one start with the Wolf Pack, posting a 35-save shutout Friday, and will now give the Blueshirts an established veteran alongside rookie Dylan Garand with Igor Shesterkin out for the season and Joonas Korpisalo on long-term injured reserve.
