You take a R1m bond @ 10.75% over 30 years.
On the first instalment, only R376 goes towards reducing the balance while R8 958 goes to interest.
In essence, it costs you R8 958 to add R376 to your net-worth.
It is only in month 284(Year 24) where the allocation to capital balance is greater than the interest paid.
The total interest paid over the 30 years will be R2.36m, 2.36x the purchase price.
In essence, it will cost you R1m cost you R2.36m.
We have not yet factored the indirect costs like levies, rates & taxes, etc.

When I buy a house in the UK and have kids, I'll leave them my house as an inheritance.
However, they'll have to pay inheritance tax on it. So for them not to go bankrupt and not to lose the house, I'll leave them extra money to cover the inheritance tax.
