Wild week for the 10-year Treasury. Monday: 5.15% Thursday: 4.96%, a 17 bp drop in one day, the biggest since at least the start of 2025 Friday: back up to 5.00% AI spending fears, oil over $100, and the Fed meets Tuesday and Wednesday. If you're financing a deal, volatility like this is when timing your lock matters.

Bridge loan on your building maturing next year? If your business occupies at least 51% of it, an SBA 7(a) can pay off the balloon and replace it with up to 25 years of fully amortizing debt. The one rule to know: call before maturity, not after. blueskycapitaladvisors.com/i…

The old world is dead, ladies and gentlemen. Nobody has 20 years of experience in what comes next. We’re all learning. The playing field is wide open. Light a fire under your ass and go build something. It’s Monday. Run through a fucking brick wall. Let’s go 🔥 🔥🔥

Coreweave CEO Michael Intrator says the market is acting irrationally by selling his stock. A run through SEC filings reveals Michael Intrator has been “acting irrationally” as well, selling $907 million worth of $CRWV shares this year alone. His cofounders Brian Venturo and Brannin Mcbee have also been acting irrationally. The trio has sold a combined $3.3 billion of stock since the IPO. Venturo is the second biggest insider seller of any American company this year. Their benefactors at Magnetar Capital have also been acting irrationally. They have sold more than $5.5 Billion of Coreweave stock since the IPO. A lot of people seem to be acting very irrationally.

The truth is the higher interest rates are a direct result of insane - out of control government spending...not democrats, not republicans - all/both parties.

Two weeks ago, an investor could get a written DSCR term sheet from ChatGPT. This week, that term sheet became the start of the loan. Here's the flow now: → Describe the deal to ChatGPT, Claude or Grok → Get a priced, written term sheet by email: three rate options, prepay terms, fees, DSCR and an expiry date. Instant where the deal fits the programs. → Click the link on the term sheet, and the loan application opens with your deal already filled in → Answer a few questions the term sheet didn't ask, then a short call with me to finish the file The part I'm proudest of is what we left out. No Social Security number online. No uploads. No credit pull to start. Credit gets authorized later, in writing, the way it should be. I think this is where investor lending is heading: the conversation is the front door. Search "Instant DSCR Term Sheet" in ChatGPT, or start on my site (link in the reply). Business-purpose loans on 1–4 unit investment property only. Term sheets are indicative, not a commitment to lend.

DSCR check, Oct 13: the 10-yr Treasury is near 5.19%, just off a 24-year high, with CPI out tomorrow. Yet investor/DSCR loans hit 35.1% of non-QM production in August. Capital is still chasing 1-4 unit rentals. Get written terms on your deal: dominickprevete.com/instant-…

Banks are lending on apartments again. Not every bank. I read the Call Reports of all 4,313 FDIC-insured banks: → Multifamily loans up 3.5% to $670.3B → Growth went to banks below the 300% line → NJ is the most concentrated state: 91.7% blueskycapitaladvisors.com/b…
