A client of ours has hacked dental real estate. He owns 25+ dental practices, and has made ~$10M in the last 24 months. Just from the real estate. He buys vacant buildings, plugs in his practice, and flips them as sale leasebacks. Buy. Rent. Repeat.

We've entered a world where influencing moves the needle more than ever. A good example is looking at the price action of some of these neo-cloud stocks. One single tweet from Elon is causing some of these stocks to tumble. Defensive tweets from founders and CEOs in response is actually preventing the freefall of their stock prices. Take a look at WULF as an example. The CEO has been front and center with the public, firming up the discourse on why the company is well positioned. It shows how important having a voice and familiarity with the public is for running a company these days. Investors want to buy into narratives. It's human nature. The best founders understand this and are proactively shaping them.

We are not in the business of pushing flyers. We are hired by owners of real estate to influence buyers and their decision making. In simpler terms, we are hired to SELL deals! I am amazed at how many agents across the industry will send a flyer to me without any context. No deal summary or even some bullets on what makes the opportunity worth considering. "See attached OM. LMK if any questions." This type of "selling," if you can even call it that, only works in 2 scenarios: 1. The market is on fire and everything is selling 2. There is something extremely attractive about the deal that sells it for you (location, upside, price, etc.) As we all know, Scenario 1 is long gone, and Scenario 2 is rare. In a competitive market like today's, you need to operate as if your listing is competing with 100s of others out there, because it is!

If you're a seller or broker of commercial real estate, you should be sprinting until Thanksgiving. There's always a year-end rush from buyers looking to buy deals for depreciation. Humans procrastinate. Capital does as well. Take advantage of it and put some deals together!

My prediction is that Republicans will do much better in the midterms than the polls suggest. Polls are only as good as their underlying assumptions. And as we know there is substantial bias when pollsters conduct their sampling and build their turnout models. They’re unreliable weathervanes at best. Republicans made the mistake of overinterpreting the polls in 2022, expecting a massive red wave that never happened. To me it seems Democrats are making the same mistake today. Let’s see…

Looking to buy another net-lease gas station by year end. Corporate leases preferred, and can go short on duration (3-5 years). Please reach out if anyone has one they'd be willing to sell us between $1M - $3.5M!

47 healthcare properties closed in Q3. 123 on the year. Proud of what we've built. While capital is cautious, it's decisive when presented with the right opportunities. Looking forward to closing out the year strong!

People who want to appear moral are attracted to the left. People who want to appear rational are attracted to the right. Effective Altruism lets you appear rational and moral - the ultimate ego trip.

Great article done in collaboration with PGP (@PhysicianGrowth) about how doctors can maximize the value of their medical practice and real estate. It's so important to be equipped with this prior to transacting, and it really can save millions of dollars. That is hard earned equity that doctors deserve to protect and unlock. Check it out below!

Elon really is the best business strategist of all time. Who do you think benefits the most if we “pace the frontier?” It isn’t Anthropic or OpenAI. Their moat is frontier intelligence. It’s SpaceX and Tesla. Last I checked only 1 of these 3 companies owns the compute and infrastructure, and that is SpaceX. Anthropic is renting excess compute for $1.25B a month at Colossus. Google is at $920M a month. Just insane numbers. On top of this, he’s already come out and said only 10% of new compute will be for Grok. SpaceX is making substantially more money leasing compute than selling intelligence. If the frontier paces, OSS closes the gap and intelligence starts to commoditize, the guy who owns the compute, both on earth and in space wins. Oh and by the way so does the guy who owns Tesla, Optimus, and Terrafab. As Elon says, “nothing can shut down open source.” He fundamentally believes this and has always believed in open source. This is why he created OpenAI in the first place! Therefore this isn’t surprising at all. I think he has positioned himself perfectly for this. Slow down the closed end, unleash open source, and dominate the physical economy by owning and operating the infrastructure. Compute isn’t going anywhere, and this is my friendly reminder to never bet against the GOAT!

The most advanced AI technology in the world must be and remain American. Not Chinese. Not Russian. American. Everything else is just noise.
Dario has written that we need to “pace the frontier,” and Sam has agreed. People may be surprised by my response: go ahead. You guys are the frontier. By any reasonable metric — market share, revenue growth, model capability — the two of you have a duopoly on frontier intelligence. You’ve also claimed the lead is widening because of recursive self-improvement. I don’t see what you see in the lab. If the unreleased models are scary enough that you think you should slow down, I support your decision to be responsible. But stop pretending you need anyone else’s permission. Stop pretending antitrust law has to be suspended so you can form a cartel. Stop pretending you need a regulatory approval process that supersedes product liability. Stop pretending METR is independent when it is intertwined with Anthropic’s investors and staff. Stop pretending you need those same evaluators to police competitors who aren’t even at the frontier. Most of all, stop pretending the motivation to slow down is purely altruistic. You face massive product-liability exposure if your products enable a truly damaging cyberattack. The market already punishes models that behave in unpredictable or unauthorized ways. After the Hugging Face episode, it is simply good business for OpenAI and Anthropic to trade some raw power for reliability and predictability. Call it alignment if you want. It is also just giving customers what they want. Pacing the frontier would also create breathing room for a more intelligent conversation about regulation than Bernie Sanders’ “shut it all down.” China is very unlikely to join a global agreement, as you know, and that has to be taken into account as well. So go ahead and pace the frontier. You are the ones setting it. The easiest way not to build superintelligence is for you to agree not to build it. Demanding your preferred regulatory framework as the price of that will look like blackmail of the public and the political system. So just do it. If you do, you’ll buy goodwill for the next conversation. If you don’t, we’ll know this was just another bid for regulatory capture — or an election-season psyop.

Trump just announced a $5k dividend for every adult ahead of midterms. @TMTLongShort has been on this for months. Months are years in politics, and midterms are still a long ways away. Let’s watch…

Get capital commits from vassals to control bond market allowing you to print which means you can bribe voters into midterms. In other words “tariff rebate checks” early next year.
