119 condos have sold at $500k or less to start 2026 in downtown Toronto C01 & C08. Many in the $400k range.
For context, in 2023 we had just 31 condos sell for $500k or less in same span Jan 1 -Feb 24

Just to be clear this does not mean it’s getting busy.
But we could be seeing a shift in how buyers are seeing the mrkt. Especially first time homebuyers seeing an opportunity today that wasn’t there in the past few years to get into a smaller condo.
I’ve seen a spike of interest for smaller condos. I have 3 listings in the core all between $450k-600k.
Since Jan 5th we’ve had 58 showings between all 3.
1 Sold, 2nd conditional, 3rd just got an offer.🤔

I'm hearing that prime downtown Toronto condos are renting well, likely due to the push to "back to office".
That isn't the case across most of Toronto where MLS rental inventory continues to pile up.
