And buyers price that in 🏢 Outside bidders have won 398 condos at Miami-Dade, Broward and Palm Beach foreclosure auctions this year, at a median bid of $67,100. 262 went for under $100K. A cheap condo can come with surviving liens and assessments, so pull title first.
Buying a cabin on an around-the-world cruise, or a condo in Miami, is the same trade. You’re not buying real estate, you’re buying into an enterprise, with common assets, future capital calls/assessments, and an HOA making the decisions.
The value of these properties is more like a stock, priced on the balance sheet and cash flows.
That can basically go three ways for you:
1. Great where you pay into a well-run system of shared amenities, increasing the value of your property. You don’t have to hire a pool guy or worry about the roof, and a broker secures a better insurance policy than you could get on your own.
2. Midpoint, where you pay a huge premium because all of this is mismanaged, things like kickbacks and a dysfunctional grifting board, and the property gets harder to sell because of the high HOA fees. At this point, it’s worse than a stock because of the recourse liability.
3. Collapse, where mismanagement and/or external factors like the price of fuel, insurance, regulatory compliance, etc drive up costs to the point where they are unsustainable, owners can’t afford it, and no one else can either – so property values plummet just to get someone to assume the future obligations, or the condo is forcefully bought out, or the cruisers are dumped off in Cambodia. At this point it’s more like a bad timeshare. Property owners can’t sell – or sail.
Now this whole ship is a cap table event, because somebody has to pay.
Thin buyer pool shows up at the courthouse too 👀 Of the 242 South Florida foreclosure auctions that actually sold since 9/22, 140 went back to the lender because no outside bidder topped its bid. Broward was the toughest: 63 of 96 🏦
