People in LA after weeks of heat waves and running their ACs non-stop finally sleeping with their window open listening to the rain and police sirens:

I don't know who needs to hear this but comps on properties that closed within the last 2 weeks mean more than comps that closed 6 months ago.
In fact the market may have moved so much in 2 weeks that those comps are now outdated.
Remember folks real estate is a backward looking data set.
I talked to a mortgage lender who’s been in business 25 years said her contracts are down 70% and leads are down almost 40%
Then I just talked to a real estate agent and he sold $100 million this year so far
She’s in lower end. He sells high end, it’s like night and day
K Shaped for sure

My Wednesday morning randomness:
Trump crapped the bed. A year ago, Republicans were favored to hold the Senate. After tariffs and the Iran war, I don't see that happening.
If Democrats take the House and Senate, welcome to two years of impeachments and inquiries. Hegseth, Trump, Kushner, Witkoff. We're about to live through the most frustrating DC of our lifetime.
The second order effect most people are missing: Elon may have more at stake than Trump. SpaceX, Starlink, and Tesla all sit downstream of federal contracts and regulators, and Starlink's role in Ukraine is an obvious target for hearings.
All of this is happening against higher rates, slowing growth, and rising unemployment. Stagflation is no longer a distant maybe, we're inching closer to it.
Things rarely fall apart all at once. They fall apart slowly, and then quickly. This feels like the part right before quickly.
What happens when Washington is at war with itself exactly when the economy needs leadership? We're so screwed.
And speaking of war, I'm convinced all hell breaks loose with Iran. Not sure if it's right before the midterms or soon after, but I'm bracing for it.
If you can't tell, I'm not optimistic right now. F**k.

The owners who win just did the boring stuff longer than everyone who was willing to quit.
When doctors refused to write more prescriptions, America’s favorite TV star spent his weekends creeping through strangers' private bathrooms like a phantom.
"How did you get 55 Vicodin pills a day?" the interviewer asked.
Matthew Perry didn't hesitate. "I did all sorts of things. Fake migraines, fake MRIs... But the weirdest thing I did was on Sundays."
"What did you do on Sundays?"
"I would go to real estate open houses. I’d walk into strangers' bathrooms, open their medicine cabinets, and steal their pills. And they never reported it because they thought: 'There's no way Chandler Bing stole from us.'"
In the year 2000, Matthew Perry was making $1 million per episode on the biggest show on Earth. Millions of people tuned in every week just to feel comforted by his wit.
Behind the scenes, he was taking 55 Vicodin a day just to survive the agonizing hell of withdrawal. When doctors refused to write more prescriptions, America’s favorite TV star spent his weekends creeping through strangers' private bathrooms like a phantom.
Twenty-three years later, despite all the money, rehabs, and global love, he was found dead in his hot tub from an acute drug overdose.
Fame and fortune didn't save him. They just gave his monster a bigger stage to hide on.
Society sells us the delusion that reaching the top of the world heals your internal void. We believe that if a man becomes famous enough and rich enough, he becomes untouchable.
Matthew Perry proved the darkest truth about human suffering.
You can have a hundred million dollars and the love of the entire world, but if you don't heal the demons inside you, the nightmare will eventually come back to finish what it started.
Success doesn't cure a broken soul. Sometimes, it just pays for a very comfortable grave.

If you decide to self-manage your buildings, and you're married, a reminder to include the word "tenant" in your tenants' contact info.
That way, you won't get a, "So who the fuck is Emily?" from your wife, when your tenant texts you late at night...to fix the toilet.

You know you’re wholesaling to a GREAT buyer when the homeowner texts you and says your “contractor” recommended a “great moving company for me to use”.
People like this will get my business 100% of the time.
Even if their offer is a bit lower.

When they’re in the way to walk it
They say “who do you want me to be?”
I don’t understand what’s happening here, can anybody explain?

Related question: My home appraised for “way more” than what we got it for. So in order to keep conflict at a minimum they said they would not be disclosing the appraised value, and just marking it as what I bought it for. Does that make sense? Wondering if you experience this.
