I first got into parking right out of college. I joined a family office that operated all its businesses in-house, nothing was hired management or outsourced.
On our warehouse property, we built a parking lot using fill, RAP, and whatever we got free from dump truck drivers. They dumped with us instead of paying at the landfill.
Those drivers became our first clients, paying $200–$300 per month to park their commercial trucks.
At first the lot was unsafe, no security, no gates, and we had lots of stolen fuel and chrome.
We got more sophisticated, hired security patrols, installed gates and cameras, and grew quickly from 50 to 100 to 500 parkers.
The funny thing is we could never stop the theft no matter what we tried. They just needed a place to park.
