馃 The reason no politicians go after the biggest investment group is that they would kick out a lot of families from rental units into a lower-supply market, which is inflationary.
Our bill to stop private equity from buying up homes is now law. Despite Donald Trump's refusal to sign it, his Administration must now implement it. We'll be watching closely to ensure it's done right.

The second article I ever wrote for Housingwire in 2020 argued that a booming economy isn鈥檛 actually good for housing if it pushes rates above a normal range. Here we are again, with rates near 7.25% for the fourth calendar year. under 6.64%, heading toward six, You can grow, but above seven we have no data that shows any growth
if a wise oracle told you in September 2021 that pending home sales in the US would fall to an all-time low in September 2026, you'd be like 'man, that must be a a really rough recession...' but somehow, nope:

New home sales haven't fallen below 2022 lows yet, and remodeling workers are still in demand; plus, the AI boom has changed this cycle. In reality, new home sales haven't gone anywhere in 10 years
Housing is 18.5% of GDP, but it鈥檚 NOT the business cycle this time around, with almost every component of this chart still getting hammered.

Longer decision cycles do not kill premium businesses. Needing the deal to close this month does. If your pipeline collapses when affluent clients deliberate, you built a revenue habit, not trust. Read:

Your best clients are not slowing down. They are testing whether you still deserve access. When buyers take longer, weak operators panic and discount. Architects sharpen proof, patience, and positioning. Desperation is expensive. Affluent people can smell it through the screen.

More revenue will not fix a founder addicted to excess. More hires, more tools, more meetings, more nonsense with a dashboard. Abundance is having enough margin to choose. Excess is needing more because silence might reveal the machine has no discipline.

Your network is not weak because you lack contacts. It is weak because every relationship can smell the invoice hiding behind your handshake. Real reciprocity is not keeping score. It is becoming so useful that serious people remember your name when the room gets expensive.
