5 benefits of understanding housing inventory before you making an offer:
* Spot homes priced above the competition.
* Recognize when multiple buyers may compete.
* Identify opportunities to negotiate.
* Avoid overreacting to a bidding war.
* Build a stronger offer around market evidence.
A county wide trend may not reflect your local target neighborhood.

Housing inventory tells you how hard to bid.
1. Low inventory and rising competition? Make a stronger, cleaner offer.
2. More listings and price reductions? You may have room to negotiate.
3. High days on market? Ask why before you set your price.
4. Similar homes sitting unsold? Compare before overbidding.
Compete without overpaying.

Housing markets must remain open to all.
Today, @AGNTInc, @HomeSvces, @kwri and Real REMAX Group @joinreal @remax) announced Open Real Estate, an industry-led initiative to create a shared infrastructure for property listing data.

Freeze your finances from the moment a seller accepts your offer until the deed is recorded. Lenders re-check your credit, income, and bank balances before closing. Any change can delay or derail your loan.
* Don’t finance furniture, cars, appliances, or upgrades until you have the keys.
* Don’t change jobs, switch from W-2 to 1099 contractor status, or start a business before closing.
* Move large sums between accounts only when your mortgage processor says so. Document the source of every deposit.
Avoid all three.

You need to get multiple loan quotes on every deal.
I just got five quotes for the same deal:
6.5%
6.975%
7%
7.1%
7.2%
Same borrower. Same property. Five different rates.
A few extra phone calls can make a big difference in your cash flow.
To stand out as a bulletproof home buyer, execute this step-by-step pre-approval strategy:
- Gather documents: Collect two years of W-2s and tax returns, 60 days of bank statements, and recent pay stubs.
- Request underwriting: Ask your lender to have an underwriter verify your income, assets, and debt-to-income (DTI) ratio.
- Cap your DTI: Keep total monthly debt under 36% of your gross income. Include the new mortgage, property taxes, and insurance.
- Match your offer: Ask your loan officer for a letter matching your offer amount, so the seller never sees your ceiling.
A pre-approval shows what you can borrow, and an underwritten letter makes sellers treat you almost like a cash buyer. Without one, you’ll fall for homes you can’t afford and lose the ones within your budget.
