Been heads down the last while.
Here’s a couple infill projects we've been working on in the past year:
Framing underway on our 8 Unit project (4 townhouses & 4 garden level 1-bedroom apartments).
CMHC financing, Built to 25% above energy code and 1 affordable unit.
Bringing much needed family sized housing to a 0% vacancy submarket
upcoming project:
- 12 long term rental units
- 2 affordable units
- 6 three bedroom family units
- 1:1 bike parking
Despite meeting the official plan objectives, minor variances are needed. Hoping we can deliver this project to an area with 0.5% vacancy rate for 3bd units!

Time it took to get permit & approvals for this fourplex with family sized units on a vacant lot in urban Ottawa.
We start today, should be completed by the spring.
Our latest project: attaching two new homes to an existing single family to create a 3 door townhouse. Approval meeting next week.
This small infill project built right beside Ottawa's LRT line took years to get built; negotiating with the city & the LRT department - but we're happy how it turned out. It's up for an award, if you like it please vote! gohbavote.ca/custom-homes/16…

...FOR AS LITTLE AS FOUR-HUNDRED DOLLARS A NEIGHBOUR CAN BLOCK ANY NEW AFFORDABLE HOUSING DEVELOPMENT THAT REQUIRES A REZONING OR A MINOR-VARIANCE - BY FILING A FRIVOLOUS APPEAL TO THE ONTARIO LAND TRIBUNAL, WHICH CAN COST THE NOT-FOR-PROFIT MANY HUNDREDS OF THOUSANDS OF DOLLARS! – at Toronto, Ontario
Before & After
Missing Middle Infill Development:
-4 Units, 2 Family Sized 3 Bedroom Units
-2,200 ft2 lot
CMHC is not "gifting" anything. They provide a mortgage insurance product & results in some units being rented below market. It's not intended to be a substitute for affordable housing. It's self funded and not taxpayer subsidized-similar to mortgage insurance a homeowner enjoys.

Crazy that beautiful examples of middle-middle housing (like this building) are recognized as having heritage value, but are illegal to build today 🤔
Our zoning application was just approved: 8 Units, 50% family sized units (3bd/2bth) with an affordable housing component. 🧵
In 2021, more low density, single family homes were built than ever before. The building typology's that make up missing middle housing get ignored as a direct response to policy & process from the City.

Good excuse to get outside with the -20 degree weather, opening day of the @NCC_Skateway
Pretty shocking chart: months of inventory vs average sale price in Ottawa (although this chart is probably similar in many major metros in NA). Bottom line, we need more housing.
