Think I’m addicted to Twitter. My friend texts me, “Hey, I have a quick question about my new apartment lease, have a sec?” Me: “Do you mind tweeting your question so I can retweet with my reply?” Friend: “I don’t even have Twitter. Ugh, nevermind.”

Lease rates continue to skyrocket! We just signed a Chipotle & Aspen Dental in a shovel rdy multi-tenant pad in the $60’s & $50’s NNN. Construction, land & financing cost giving very little option but to be in the $50-$60’s NNN on new build retail. #CRE #RETWIT

Real estate has always had a special place in the heart of family offices And now family offices have spoken... they picked their #RE winners and losers for the next 12 months Winners: - 30% of family offices have reported that they plan to expand their exposure to residential real estate in the next 12 months - particular focus on multi-family residential backed by consistent rental growth - undersupply of US housing and ability to reset leases cited as reasons for bullish sentiment - 13% of FOs plan to increase exposure to industrial RE with continued interest in warehouses and logistics centers to support e-commerce and onshoring. Also interest in towers/data storage Loooosers: - only 7% of family offices looking to increase exposure to office space (12% looking to decrease). Feeling is that tenants are opting for newer tech-enabled spaces) - 4% looking to increase exposure in retail (10% looking to decrease). FOs cite rise of e-commerce as reason for demise of retail sector - there is interest in private lending in office/retail as higher rates and tighter lending standards kick in. Opportunistic deals on private credit could be the silver lining for FOs in the space #retwit ... are family offices getting it right? source: Goldman Sachs 2023

#1 takeaway from our Global Investment Forum. The current market favors a broad approach to debt and a narrow approach to equity. Debt: Having multiple sources of capital that favor differing products. Equity: Finding unique opportunities investors can’t find elsewhere.

A Chick-fil-A in Washington State just sold at a 4.22% CAP Rate. Sometimes it just comes down to one buyer falling in love with the deal. And that's the beauty of real estate. #cre #retwit

Congrats to the brokers that already have a large presence on #retwit. You’re an early adopter. Just connected a few dots from other people and platforms, and concluded that retwit is really gonna explode in the next 12-24 months. An early presence is huge.

My father has a 17-room hotel in Guanacaste Costa Rica and is looking to sell. The bones are solid, but it could use some updating. About 1 block walking distance to Playa Hermosa. A lot of potential for the right investor. Respond or shoot me a dm if interested! #retwit

The cost of borrowing was 3.5 and caps were 3.75 on a @ChickfilA Now borrowing is closer to 7 and @ChickfilA is at 4.25 What makes anyone think that one of these two numbers doesn't have to change for the market to start moving again. We aren't even close

Gonna repeat this. Big deals and small deals often require the same amount of work. The larger ones often require less actually.
