I’ll never forget the day I asked a former boss, who’s dad owned a chain of laundromats, if i could take an afternoon off to go meet a perspective seller of another laundromat for lunch True story, the books were more well done than a strip club steak and eggs special
Today more than ever... showing up in person is a massive cheat code for getting deals done.

What about those that flash around course sales for passive income??
My golden rule is that I never trust anyone who goes around flashing fancy cars and lambos. 9 out of 10 times they are just trying to sell you a life that doesn’t exist.

Boston would be 100x if the traffic wasn’t an absolute nightmare at all hours. 2 hours to go 35 miles today

The Staties are nailing people for going in the HOV lane as singles… That’ll do it

Friend in NYC is recently single, finance bro, makes ~$5M/year. He dropped $700 on a first date so I gave him shit for it. His response.

New England sucks, don’t come here
Nothing like a driving in northern New England as the foliage is coming in on a crisp morning with a cup of black coffee and a great playlist Some may say it could only be seen in a Norman Rockwell

Owner owns a portfolio of passive income laundromats
Last closing of Q3! A fun one for a friend from X. Owner pilot, and you’ll never guess what he does for a living.

I love when my passive income laundromat requires me to interrupt a conversation with @JD_DeYonker to address an issue by… Pressing the start button!

Slightly Off Market Deal Fellow Business Broker calls me 4a. He knows I’m in my home gym working out. He is putting a deal on the market and we did a deal a couple years ago. My cash buyer made it easy. Closed in 35 days. All cash. Buyer has purchased about 15 companies over the years. 4 from me. He said let’s do it again. My Buyer is also up at this hour. I text him. Buyer said let’s go! My husband asks who I’m texting. He knows both these guys as well. The broker I have known for 25 years. The buyer, for 30 years. This is what long-term relationships can do. Deal will never formally hit the market.

“The guy who got my uncle off a DUI is going to be my lawyer to buy this laundromat” Absolutely not.
Oh great, your lawyer has experience with all types of law including your divorce and real estate deals? He’s the perfect guy to represent you in the sale of your business to an SBA buyer.

If you tell me you own two small businesses and have your finger on the pulse and then ask me the difference between a 7a and a 504... I’m gonna ask you hang up and take a pulse check
