🚨 I call on Gov. Abbott to IMMEDIATELY convene a special session to REIN IN EXECUTIVE EMERGENCY POWERS… before Gina Hinojosa is sworn in! Republicans lost last night, but Democrats were not sworn in. We still have total power in Texas, and we must act like it by using the remaining ten weeks to restore separation of powers and limit the emergency powers that Governor-Elect Hinojosa is set to inherit, which would allow her to destroy liberty in Texas by executive fiat. I’ve warned since I was first elected that NO governor, Republican or Democrat, should have unchecked emergency powers! Now that Texas has elected a Democrat Governor, the urgency is undeniable… and inaction is intolerable. Without action, Governor Hinojosa will inherit the powers of a DICTATOR. Due to the absurd (and almost certainly unconstitutional) Texas emergency powers laws, Gov. Hinojosa will literally have the power to modify laws, ignore laws, or create and enforce laws – including criminal laws – on a whim! Today is a day for ACTION, and bold leadership. The Texas Legislature must immediately pass, and Governor Abbott must sign, legislation like HB911, which I filed in 2022 and warned at the time, that “Never ending emergency powers are antithetical to representative government and render people powerless. Legislative bodies allowing a single executive branch official to both write and enforce laws is the biggest threat to our constitutional system of divided government and should be opposed irrespective of which political party runs the executive branch.” My legislation would protect liberty from executive fiat by, among other things, taking the following actions: 1. Prohibit the Governor from suspending or modifying statutes 2. Sunset emergency orders in 30 days if the legislature does not ratify the order 3. Prohibit the governor from reissuing emergency orders that expired or the legislature rejected 4. Require emergency orders to be narrowly tailored 5. Subject emergency orders to expedited judicial review We have TEN WEEKS LEFT to protect Texas from near total Democrat rule. I encourage every elected Republican in Texas to join my demand for Gov. Abbott to call a special session. The future of liberty in America is literally on the line in Texas, and Texans deserve leadership that acts accordingly. @GregAbbott_TX

Good breakdown on the evolution of fiat money.
Elon says money will become obsolete and energy will be the true currency. Half my timeline understood: "there won't be any currency anymore." It's the exact opposite. There will always be a currency. What's going to die is fiat money. And with it, the power of the people who print it. Quick masterclass on why. First, what is money? Money isn't wealth. It's a tool. It has three functions: unit of account (measuring value), medium of exchange (avoiding barter), and store of value (carrying today's work into tomorrow). At its core, money is a database. It records who produced what, and who has the right to consume what. It's a system for allocating human labor. And good money has one non-negotiable property: you can't create it out of thin air. Otherwise, it lies. For centuries, money was backed by something real: gold. Every banknote was a claim on a weight of metal. You couldn't print more than what you had in the vault. Then we dismantled it, piece by piece. In 1914, World War I. Countries suspend gold convertibility to finance the war on credit. In 1933, Roosevelt bans Americans from owning gold and devalues the dollar right after. In 1944, Bretton Woods. The dollar becomes convertible to gold at $35 an ounce, and every other currency gets pegged to the dollar. On August 15, 1971, Nixon "temporarily" suspends the dollar's convertibility to gold. That "temporary" measure has now lasted 55 years. In 1973, exchange rates float. Not a single major currency in the world is backed by anything physical anymore. Since 1971, the dollar has lost nearly 90% of its purchasing power. US federal debt has grown almost 100x. Housing prices have decoupled from wages. That's not a coincidence. It's the direct consequence of money with no physical limit. Now, central banks. A central bank does two things: it sets the price of money (interest rates) and it creates money. Two massive levers, in the hands of a handful of people nobody elected. When they keep rates too low for too long, they create bubbles, keep zombie companies alive, and push everyone into debt. When they print, they dilute your savings. The Fed's balance sheet went from roughly $900 billion in 2007 to nearly $9 trillion in 2022. The US money supply grew about 40% between 2020 and 2022. Result: 9.1% inflation in the US in June 2022, 10.6% in the eurozone in October 2022. Inflation is a tax nobody voted for. And it doesn't hit everyone equally: those closest to money creation (the state, banks, asset holders) get the new money first. Workers and savers get it last, after prices have already gone up. Now let's reason from first principles. If AI and robotics produce most goods and services, human labor is no longer the limiting factor of the economy. So a currency whose job is to allocate human labor no longer has a purpose. What stays scarce? Energy. Every physical good is matter transformed with energy. Every AI is computation, meaning electricity. With enough energy, you extract, you recycle, you manufacture, you reason. The natural unit of account of a robotic economy isn't the dollar. It's the kilowatt-hour. And this is where it gets beautiful: energy-backed money is tied to a real, measurable asset governed by thermodynamics. As Elon puts it, governments can print money, but they can't print energy. No more inflation manufactured by bureaucrats playing with the printing press. We go back to a standard. But this time, not a metal sitting in a vault: the very input of all production. My prediction: within the next ten years, the fiat monetary system will break. And with it, the grip that politicians and legacy bankers have on money. Elon is designing the new global economic order. Not a communist system: private property stays central. But capital will flow to those who best allocate energy to create more goods and services. A meritocracy of physics. That's what will bring us abundance. Money isn't disappearing. It's becoming honest again.

Elon Musk was asked at a private dinner what he would do if SpaceX and Tesla both failed simultaneously and he lost every dollar. The question was intended as a hypothetical ice breaker. His answer lasted 8 minutes and the table went silent. He said he would move into the cheapest apartment he could find, buy a computer, and start building the next thing within 24 hours. Not in a week. Not after processing the loss. Within 24 hours. He said the loss of the money would not bother him. The loss of the companies would devastate him. But the devastation would last one night. The building would start the next morning. Someone at the table asked what the "next thing" would be. He said he didn't know and that the not knowing wouldn't slow him down. "The thing finds you. You just have to be building when it arrives." The answer reveals something about his relationship with money that most people misunderstand. Money is not the goal. Money is not even the scorecard. Money is the fuel that lets the machine run. Losing the fuel is a logistics problem. Losing the machine is a psychological one. He can survive the logistics problem overnight. The psychological recovery takes a morning. This is the same man who put his last $35 million into SpaceX when both companies were failing. He did not diversify. He did not hedge. He put every remaining dollar into the thing he was building because the alternative, having money but no machine, was worse to him than having no money and a machine that might work. The table at the dinner expected him to say something about resilience or growth mindset. Instead they got a man who described total financial destruction with the same emotional weight that most people describe losing a parking spot. The money is replaceable. The morning is for building. The building doesn't wait for recovery. Recovery IS building. "The thing finds you. You just have to be building when it arrives." The richest man alive doesn't fear losing everything. He fears stopping.

This is troubling - beyond the calculator or AI. We need to be strengthening our neural pathways and keep our brains alive.
I made an unsettling discovery in my undergraduate class on financial planning last week. While explaining mortgages, I asked my 38 students this question: if you buy a $400,000 house and pay 20% in cash towards the purchase, what will be the amount that you finance? Not a single student could tell me the answer. Despite the fact that they are all juniors and seniors majoring in business. I added more questions: what is 30 percent of 80? 60 percent of 90? They didn’t know. The closest they got was when one student said, in response to my query of “40% of 70”, that “I know it’s 4 times 7 but I don’t remember what that is.” Another student helpfully added, “28.” They explained to me why they couldn’t answer these math questions: they were never taught multiplication tables, percentages or fractions during their K-12 schooling. Instead, they were taught how to use a calculator. Without one, they are not able to do basic arithmetic. I later asked the dean about this, and he lamented that this isn’t a thing just for our university’s students; it’s a thing for their entire generation, nationwide. When I was in K-12, the fierce debate among parents and educators was whether to allow calculators in class. The calculators won. Today, the debate is about AI. And like before, the tech will win. But will that truly be a victory? Rowan University #college #math #loans #CFP #financialplanning

HYPOTHETICALLY… IF I BOUGHT MY HOUSE FOR $125,000 IN 2002 AND THE COUNTY NOW SAYS IT’S WORTH $487,000, WHERE DID I ACTUALLY MAKE $362,000? Did I sell it? No. Did I receive $362,000? No. Did somebody hand me a check for the new assessed value? Obviously not. But my property taxes still go up because, on paper, my house is suddenly worth hundreds of thousands more. That’s the part that doesn’t make sense to me. This isn’t income. It isn’t cash sitting in my bank account. It’s a number someone assigned to my property, and now I’m being billed based on that number. If my stock portfolio doubles but I don’t sell, I haven’t turned that gain into cash. If my salary stays the same, I don’t suddenly owe more income tax because someone thinks I’m worth more. So why does owning a home work differently? WHY AM I PAYING TAX ON A GAIN I NEVER REALIZED? A house isn’t just an investment. It’s where people live. You can pay off the mortgage, own the property outright, and still face a bigger bill every year because the value of the house went up on paper. At some point, you have to ask what “owning” something actually means if the cost of keeping it can keep rising because of money you never received. THIS ISN’T ABOUT WHETHER THE HOUSE IS “WORTH” MORE. IT’S ABOUT BEING CHARGED FOR VALUE YOU NEVER TURNED INTO CASH. And people are starting to notice.

I’ve been saying this for a while, Nick shows the data to support it.
Is the problem in U.S. housing right now home prices or mortgage rates? The answer is clear when looking at data back to 1890. It's real home prices that are way out of line with historical norms, roughly 90% above the long-term average. Meanwhile, 7% mortgage rates are well within the realm of normal. In fact, mortgage rates in the 1990s were 8-9%, and the market was healthy. The reason that home sales are at 2008 levels right now is because prices are too high, not because rates are north of 7%. Lower the home prices, and buyers will come back into the market. Check to see if prices are already dropping your ZIP at reventure.app/map.

If you’re feeling more than 3.4% inflation in your household, this will confirm it -
🚨 INFLATION IS MUCH WORSE THAN THE 3.4% CPI NUMBER MAKES IT LOOK. Since the Iran war started, the prices behind daily life have moved sharply higher: Heating Oil: +95% Diesel: +70% Rice: +52% WTI Crude Oil: +51% Gasoline: +49% Brent Crude Oil: +43% Oats: +31% Cotton: +25% Sugar: +25% Wheat: +22% Corn: +21% Palm Oil: +19% Soybeans: +12% And this is where it gets worrying. These are not random commodities. They feed directly into fuel, transport, farming, food production, and household costs. So while official CPI is still around 3.4%, consumers are seeing much bigger price pressure in the things they actually use every day.

Your house went up 100% in five years. You didn't touch it. You didn't add a room. You didn't upgrade a thing. The appraisal district just decided your property doubled in value. That's pure fraud. They inflate the number, then extract property taxes from you based on a value they manufactured out of thin air. That inflated assessment gets bundled into school district bonds and leveraged into $844 trillion in derivatives. The whole chain rests on a lie about what your home is actually worth. You can't extract what doesn't exist. The math does not work. The fraud starts at the appraisal and compounds all the way to Wall Street. That's why a property owner in Texas just filed a federal civil rights case against the entire Texas Supreme Court and the chief appraiser of Denton County. Every justice. By name. America is getting dangerously close to having more seniors than children. In 2005, there were 2.1 Americans under 18 for every person over 65. Today, there are only 1.2. And by 2030, the ratio will dip below 1.0, indicating the U.S. will be in organic population decline. (in fact, states like Florida are already there) This means fewer young people entering their prime homebuying years. And more aging homeowners downsizing and passing homes to their estates. In other words: fewer future buyers competing for a growing number of homes owned by older Americans. Almost nobody in housing is paying attention to this yet. U.S. Mortgage Applications just fell back to the lowest level since 1995. And are now down 50% from the pandemic peak. Demand to buy with a mortgage today is shockingly at the same level as 31 years ago, even though U.S. population is 30% higher. The reason demand is so low is due to sky-high home prices, which are in a massive bubble. To go along with sky-high prices, mortgage rates are now back to normal at 7%. Meaning the vast majority of buyers can't afford it, with the typical household needing to spend nearly 40% of their gross income on house payments. This historic demand collapse will not improve until home prices drop meaningfully. And the situation is becoming especially dire in America's highest cost markets. There's only been three home-price bubbles in U.S. history over the last 70 years. Today, with a Home Price/Income Ratio of 4.33x Back in 2006, when it hit 4.45x. And post WW2, when it hit 5.00x. In the previous two cases, the bubble and lack of affordability didn't last long. After 2006, prices crashed shortly thereafter, restoring the Home Price/Income to normal levels (below 3.5x). Meanwhile, after WW2, home prices stopped growing for a decade, while incomes surged 5-10% per year. Pushing the Value/Income Ratio below 3.0x, to its most affordable level ever. Indicating that there are two sides to the affordability coin: prices, and incomes. Check Value/Income for your ZIP on Reventure Premium now: reventure.app/map?geo=county…

Scott Bessent looks to be intentionally crashing the $. I studied currency collapses and found that there were 7 indicators that preceded every major currency collapse in modern history. I then measured the US dollar against those 7. And as of right now, based on what Scott Bessent did last week, we have hit all 7 indicators. No country in modern history has met all 7 and avoided a currency collapse. None. And this doesn't look to be happening to us, it looks to be being done to us, by the people who swore an oath to prevent it. And they are getting rich while they do it. Full article is up on Substack now (link in bio and it's free). I also give the things I am eyeing to hedge it and what we can do to fight it.

After today’s news that new home sales collapsed by -6.2% in April to a three-month low of 622k annualized units, I must observe that it really says something about the state of the U.S. residential real estate market that they are lower now than they were in late 2007, when the unexpected housing-led recession began to take hold.

Your retirement account was designed to fail The 401(k) was invented in 1978 as a tax loophole for corporate executives. It was never intended to replace pensions Congress watched companies use it to dump retirement risk onto employees and did nothing because every financial firm on Wall Street was about to make billions in management fees from your confusion The guy who invented it said publicly he regretted it Ted Benna. The "father of the 401(k)." Told the Wall Street Journal he created a monster. His exact words The man who built the system told you it's broken and you're still contributing 6% every paycheck like it's a law of physics Here's what your 401(k) actually does: You put money in. A fund manager takes 1-2% per year whether your account goes up or down Doesn't sound like much Over 40 years, that 1-2% fee consumes 30-40% of your total returns. On a $500K portfolio you'll pay $170,000 to $200,000 in lifetime fees to someone who underperforms the S&P 500 index 89% of the time 89% That's not a failure rate. That's a business model. They don't need to beat the market. They just need you to keep depositing Meanwhile the pension your parents had guaranteed income for life. The employer bore the risk. If the market crashed your check still showed up The 401(k) transferred that risk entirely to you. Now when the market drops 30%, and it drops 30% roughly every 7-10 years, YOU eat it In 2022 Americans lost $3 trillion in retirement accounts in a single year. Three trillion dollars evaporated from the accounts of people who did everything they were told to do The median 401(k) balance for someone aged 55-64 is $71,168 That's not a retirement fund. That's 2-3 years of groceries The companies profiting from the 401(k) system are the actual investment. Not the 401(k) itself BlackRock (BLK) manages $11.6 trillion. They collect fees on every dollar in every target-date fund in every 401(k) in America. Whether retirees end up comfortable or broke is irrelevant to their revenue. Every new hire at every company who gets auto-enrolled is recurring revenue for BlackRock that compounds until that person dies. Operating margin 36%. Dividend growth 13 consecutive years T. Rowe Price (TROW) runs $1.6 trillion and 60%+ of their AUM sits in retirement accounts. When your employer picks T. Rowe as the plan provider your paycheck funds their earnings for the next 30 years whether you ever look at the account or not. Dividend yield around 4.5%. Paid a dividend every quarter since 1986 Schwab (SCHW) processes the infrastructure. Every rollover, every rebalance, every panicked sell at the bottom generates revenue. They just absorbed TD Ameritrade adding 35 million accounts to their platform The disruption angle: direct-indexing and zero-fee platforms are compressing margins for legacy players. Vanguard has forced fees down across the industry. If fee compression continues the beneficiary is the end investor and the loser is any firm charging 1%+ for underperformance. Long the infrastructure companies that process transactions regardless of fee levels I break down exactly how institutional fee structures work and where the money actually flows every week in a free webinar. Real tickers. Real reasoning. Link in comments

I went back to read the resurrection accounts of Matthew and John this morning and noticed something interesting. The first words out of Jesus’ mouth after the resurrection were “go tell my brothers.” And it brought me to tears. Matthew 28:10. Read it slowly. The stone has just rolled back. Death has just been defeated for the first time in human history. The most consequential moment in the cosmos has just occurred. And the risen King opens his mouth and calls us brothers. But Matthew alone might not stop you. So go to John 20:17, where he tells Mary what to tell them: “I am ascending to my Father and your Father, to my God and your God.” He does not say “the Father.” He does not say “God.” He says MY Father is now YOUR Father. MY God is now YOUR God. He rises and the first thing he does is redistribute the inheritance. This is where most people misread the resurrection. They treat it as a power demonstration. Jesus proved he was God. Jesus showed death who was boss. And those things are true but they are not the point. The point is what he did with the power once he had it. Because what I have learned in my few years on earth is that when men have power, the immediate instinct is to reclassify. The people who were their peers become subordinates. The people who called you brother now call you sir. We have seen it in offices, in governments, in churches. Elevation changes vocabulary. The higher a man rises the lonelier the pronoun “we” becomes. Jesus rose to the highest position in the universe and his vocabulary did not change. He came back and said brothers. He said your Father. He said our God. He reclassified upward. He used his exaltation not to press us into subjects but to pull us into sons. This is the actual consequence of the resurrection: ADOPTION. A dead savior cannot make you a son. A dead elder brother cannot bring you into the family. He had to conquer death because brothers share in each other’s life and he could not give us what he had not first secured himself. Romans 8:29 calls him the firstborn among many brothers. Firstborn means there are others coming. You are not a spectator of his resurrection. You are its intended outcome. The crowned King looked across the infinite chasm between his holiness and your humanity and the word he chose was not “subject.” It was not “servant.” It was not even “beloved.” He said brother. On the other side of death, with all authority in heaven and earth, he said brother. So celebrate today for everything it is. Celebrate the empty tomb, celebrate the vindication of a man the world tried, condemned, and buried, and whom heaven refused to leave in the ground. Celebrate the sins that are gone and the immeasurable, uncontainable, universe-rearranging power of God on full display. But do not miss the most beautiful thing. He did not just cancel your debt. He gave you a name. He did not just acquit you. He adopted you. Forgiveness would have been everything. Sonship is more than everything. And he gave us both. The risen King called us brothers. That means the Father he returned to is the Father we are returning to. That means the glory he walked into is the glory we are walking toward. That means Easter is not just the day Jesus won. It is the day you inherited everything he won it for. Hallelujah! He is risen.
