A crooked developers plan to steal all the homes in an HOA.
The staggering increase of monthly HOA fees from $158 to $2,500 refers to the ongoing financial crisis hitting residents of the Magnolia Cove subdivision in Sherrills Ford, North Carolina.
The developer-controlled Homeowners Association (HOA) officially voted to lock in the $2,500 monthly fee starting January 1, 2027, after initially threatening an even higher $7,500 monthly hike ($90,000 a year).
The Backstory Behind the Hike
The astronomical $30,000-a-year fee is the result of a bitter legal war between homeowners and the neighborhood's developer, Aaron Guess (Story Homes LLC), who effectively controls the HOA board because he still owns the majority of the lots in the 80-home subdivision.
• The Original Dispute: In 2022, residents complained that promised amenities—including a community pool and basic neighborhood mailboxes—were never delivered, requiring them to drive 8 miles round-trip just to get mail.
• The Lawsuits: More than 20 homeowners sued the HOA over financial transparency and unfulfilled promises. Those claims were eventually dismissed.
• The Counter-Suits & Judgments: The HOA countersued the homeowners for defamation and libel, ultimately winning a massive $3 million judgment against certain owners.
• The Dues Explode: The HOA board claims the skyrocketing fees are strictly to cover their massive legal bills and collection costs from a majority of lots that have fallen behind on payments.
The Legal Catch for Homeowners
The North Carolina Attorney General’s Office confirmed that state law places no cap on how high an HOA can raise its fees, meaning the board is entirely within its legal rights as long as it follows its own internal governing bylaws.
Because the developer controls the majority votes via unsold lots, residents cannot easily vote out the board. Left with zero state protections, many of the neighborhood's residents now face imminent foreclosure or bankruptcy, as they can neither afford the $2,500 monthly payments nor sell their homes with such high fees attached.

💣Bombshell: The NY Times reports Democratic Alaska U.S. Senate candidate Mary Peltola’s campaign was behind the effort to find & recruit a man with the same name as her GOP opponent, Dan Sullivan, to put him on the ballot in an effort to confuse voters and siphon votes from him.
NY Times: “In the summer of 2025, a staffer for Mary Peltola, the Alaska Democrat who was eyeing a run for Senate, received unusual instructions from top campaign aides: Find as many people named Dan Sullivan in Alaska as you can. The staffer complied.”
The Peltola campaign has denied they played a role in the second Dan Sullivan’s candidacy, however The Times investigation found, “based on interviews and text messages, along with documents prepared for a potential lawsuit against the campaign, that not only did Ms. Peltola's team work with people trying to recruit Mr. Sullivan to run for Senate, but the effort was much broader. The group worked to coax other would-be spoilers into the race, to dilute the incumbent's support and help catapult the Democrat to victory.”
Democratic operative for Petola told the NY Times that when they found the spoiler Dan Sullivan, “he said he hated Trump, and if it was going to help Mary, he liked Mary. He didn’t have any interest in being a politician, but if this could help.”
Further underscoring the illegitimacy of the second Sullivan’s candidacy his registration switched from unaffiliated to Republican just before the deadline to run.

PHOENIX, Ariz. – Today, U.S. Attorney Timothy Courchaine announced that his office has opened a case into recent reporting about three non-profit organizations registering non-citizens to vote in Arizona. The United States Attorney’s Office has already referred the matter to the FBI for a thorough federal investigation.
On Monday, Oct. 26, U.S. Attorney Courchaine also sent letters to the Maricopa County Recorder and Arizona Secretary of State expressing concerns about the recent reporting and encouraging those offices to review voter registrations associated with the accused non-profit organizations.
As a reminder, if you are not a U.S. citizen, you may not vote in Tuesday's election.
