This is amateur hour. As a San Francisco landlord, I simply require my tenants to sign over power of attorney as a stipulation of the lease. It’s called leverage. They hang paintings and put holes in my walls? I liquidate their assets.
Stopped charging security deposits years ago.
Best decision I made as a landlord.
Here's the math on 100 units.
Security deposit of $2,000 each.
10 tenants do $4,000 of damage. That's $40,000.
You only have $20,000 of their deposits. You eat the other $20,000.
And you hand the other 90 deposits back.
Now charge a $1,000 move-in fee instead. Not refundable.
You collect $100,000. It's yours.
Same 10 tenants. Same $40,000 of damage.
You still keep $60,000.
That's an $80,000 swing.
And tenants like it better because they need half the cash to move in.
The really aggressive players are starting to charge both. But i think that’s overkill.

They have these bigger budgets partly because the actors get paid up front rather than a percentage of the box office, & bad because either a studio was going to shelve it or it was designed to be second screen entertainment with no conflict for people scrolling on their phones.
