Since this tweet yesterday, I got an email from a big private builder who basically said- due to unprecedented demand, we are not accepting visits to any of communities at this time as we don’t have any selling opportunities 🤯

Our new home sales index is made up of 2 components: new home orders & the average sales rate per community. We've never seen the gap of the components be so large. This is saying: builders that have the homes to sell are crushing it, but inventory is holding back greater growth

Single-family housing starts up 8% in July, rising to 940K annualized pace. 2020 single-family starts up 0.9% YTD, with @NAHBhome / @WellsFargo HMI up to level of 78 in Aug. Lumber prices, up more than 110% since mid-April, adding $14,000 to price of a typical new home.

The Triangle-area housing market has a current inventory of ~16-month supply of finished/developed lots. So if no other lots were developed, builders would eat through those lots in 16 months & be completely out. For context, equilibrium is 24-28 month supply of lots.
