My team at @RadomCapital is excited to announce our latest adaptive reuse project, Swift. Alongside Triten Real Estate Partners, we will be transforming a 100 year-old historic refinery into 60,000 SF of trail-fronting restaurants, retail spaces and boutique offices. This project sits between our M-K-T and Heights Mercantile projects. The bones are stunning! Check out the link below for an article just written by @marissaluck7 of the @HoustonChron. Pretty cool when you discover that @realEstateTrent gave you a shout out almost 2 years ago! I need to get on Twitter more often.
Most people listen to music during their morning workout. I listen to @fortworthchris and his unbelievable @theFORTpodcast Hard to express what a goldmine it is for true behind-the-scenes real estate insight. Loved the @SteveRadom episode this AM!

When asked how we achieved 97% occupancy and attracted over 20 new tenants to our Montrose Collective project in such a “short”timeframe, I answer honestly: we lost over 95% of the deals we chased. 1/3

Over the course of 3+ years, we talked to over 500 tenants. We were stood up multiple times waiting for prospects who never showed up on confirmed tours. We were ghosted by over 20 groups when COVID hit. We had almost a dozen leases we drafted not ultimately get signed. 2/3

We decided to put our heads down and persevere. We refused to sacrifice our vision for the project. And we are still working hard to get our final spaces filled with best-in-class tenants. Nothing comes easy! 3/3

Read estate development: A complicated, frustrating, time-consuming optimization game, where you make the best of messy choices imposed by regulation, costs, banks, demand, etc. Developers who manage to build nice looking, profitable buildings are wizards worthy of our respect.
