I’ve had a fair share of requests to discount my nightly rate on my STRs.
In response, I made the decision to RAISE my prices.
I’m not looking for everyone to rent my place. If average guests think theyre in spitting distance of getting a deal, then Im too close to a number theyre willing to pay.
I want only the best guests.
“Jay, you’re such a jerk. Why would you do that?”
Why? The best guests:
- understand the quality I’ve provide
- recognize they are paying for that quality
- know true quality is hard to come by
- treat the quality accordingly
If I wanted a money grab and all the hassles that come w it Id have developed a Holiday Inn or Red Roof Inn style STR.
There’s nothing wrong w that. Theres a customer for every product. It’s just not for me.

You don’t need an opinion on everything.
You don’t need to care about everything.
The human existence for all of history until like 1780 was centered on your hometown, likely the only place you would ever live.
You are better off totally zoning out and skipping:
- meme coins
- getting rugged
- what someone said online
- who is having kids with who
- fighting about places you have never been, with people you don’t know
- why planes are crashing
- aliens
- applovin
- why the operators podcast is slowly becoming the number one
You should call your friends.
You should focus on you and your business.
You should take a walk.

A universal truth in business & life:
"You can't want it more than they do."
- You can't want the coworker to dig into the opportunity more than they do.
- You can't want your partner to care for you more than they do.
See people for who they are & your decisions will shift.
