Out of the 30 or so retailers who walked the runway ... sharing their expansion plans-
90% were franchise driven.
What is causing this?
I think it's because of the trillions of dollars the Baby Boomer generation has to spend, along with their energy levels. They aren't ready to retire and play golf, they are looking for their next chapter.
However they are all 1st timers. Many have been W2 earners for 40 years.
It's incumbent upon Landlords to qualify significantly these "mom and pops" - just because the franchisor has sold a gazillion units doesn't mean this prospect will be successful.
