My main focus from the last earnings call was 3P and ancillary products, and I’d love any additional insights on their progress.
@nejatian, you mentioned that “I think what’s going to happen in a little while is that the number of mortgages we issue will be higher than the number of homes that we sell.”
The ~5x QoQ growth is great, and I assume that refers to loan count. Using an optimistic 80% LTV and a $375K average home price, I estimate roughly 62 originations in Q3.
Two questions:
1) Is ~62 originations roughly what we should expect for Q3 2026?
2) With 2728 homes sold in Q3, what’s a realistic timeframe for loan originations to approach the number of homes transacted across 1P+2P+3P? Alternatively, just looking at 1P transactions at this quarter’s volume, what’s a realistic timeline?
My most favorite question from Opendoor earnings call asked by Elmer C.
I’m long $OPEN. NFA!
Week 7 Drop list is now stable. 260 homes from week 7 list now exist in week 7. A note for @Opendoor team maybe that’s not very critical but the list for week 7 went live before noon yesterday with a countdown there (this bugs people with OCD 😂).
Big number of homes were removed from the Drop list, and they are not going pending. And which states carry the most of those removals from the Drop list? you guessed it: TX and GA!
We heard about the new product launch in TX already. Let's see what's cooking for GA. I'd say: OWN!
For those who like data and follow the Drop list, look at the removals (they have not gone pending) from the Drop specifically homes in GA over the past few days.
"I think it will make a real difference to folks buying their first home".
Home affordability indicators in GA point to the fact that buying a home is not easy even in a state where homeownership is statically higher. GA is the 3rd state in terms of Opendoor inventory. Opendoor is going to launch a program that could help first time home buyers. Could that be rent-to-buy option?
