My main focus from the last earnings call was 3P and ancillary products, and I’d love any additional insights on their progress.
@nejatian, you mentioned that “I think what’s going to happen in a little while is that the number of mortgages we issue will be higher than the number of homes that we sell.”
The ~5x QoQ growth is great, and I assume that refers to loan count. Using an optimistic 80% LTV and a $375K average home price, I estimate roughly 62 originations in Q3.
Two questions:
1) Is ~62 originations roughly what we should expect for Q3 2026?
2) With 2728 homes sold in Q3, what’s a realistic timeframe for loan originations to approach the number of homes transacted across 1P+2P+3P? Alternatively, just looking at 1P transactions at this quarter’s volume, what’s a realistic timeline?
God I wish we had more of him.
Exactly 😂
Tesla has no government contracts and President Trump ended federal incentives for electric vehicles.
SpaceX contracts with the government are BOTH the best product AND the lowest price! Moreover government revenue will be less than 10% of SpaceX revenue this quarter and less then 5% a year from now.
Happy to cancel any that the government doesn’t want. Just say the word!
"Today, we have 25 state licenses, and our mortgage origination volume is up 5x quarter-over-quarter, and October alone was over half of Q3." I'm interested to see how this number is for months in Q4.
I get it, some will need to see profitability first before they are convinced that a machine is working. Some are different. Higher risk, higher reward; simple!

Numbers are out. My favorite line is: "Mortgage originations increased over 400% QoQ."

Go out and touch some grass, Open Army. It's good for your mind and your portfolio. This is not financial advice.
My most favorite question from Opendoor earnings call asked by Elmer C.
I’m long $OPEN. NFA!
Week 7 Drop list is now stable. 260 homes from week 7 list now exist in week 7. A note for @Opendoor team maybe that’s not very critical but the list for week 7 went live before noon yesterday with a countdown there (this bugs people with OCD 😂).
Today on Opendoor earnings call, they said “We are now increasing Q4 marketing to around $20 million, up from $5 million in Q3, and above what we planned last quarter.” The difference in marketing spend is not going to home acquisitions (as we know it) in my opinion. Opendoor is working on making necessary elements of their 3P program stronger. BuyWithOpwndoor & SellWithOpendoor.

It’s too late for me to do a full review of $OPEN and the numbers / commentary. But I’ll say a few words:
> Under the hood, the NEW business at Opendoor is genuinely working and it's bigger than the headline numbers suggest. Kaz admitted on the call that he "underestimated how big a business title and escrow could become.” it's already running 3x last year's volume, and they're now extending it to transactions that have nothing to do with Opendoor.
>Same with this week's launch of Buy with Opendoor: the full product suite including mortgage, title, escrow now open to buyers whether or not they buy an Opendoor home.
>Cash Now, More Later passing $1B of volume in a year, mortgage originations up 5x in a quarter, and marketing cost per acquired home down 57%, and the pattern is clear: the future of this company is owning the transaction, not the house.
> What they got wrong was timeline and sequencing. They were far too aggressive. Acquisitions ramped +316% before the resale system was ready.
>by management's own scorecard, acquisitions are "solid green" and resale velocity is "yellow." homes bought before the discipline was in are being cleared at a loss, with the pain guided into Q1.
>The result is bloated, aging inventory 7,596 homes, $2.57B on the books, stale listings doubled to 18%
>carrying costs eating the P&L with two-thirds of the Q4 loss guide is holding costs. The CFO has now conceded both profit targets are behind schedule.
> The balance sheet isn't broken with $910M in cash. But $1.8B of operating cash burn in nine months means the clock is ticking louder than the plan assumed.
The new business is becoming more real. The old one's mistakes are what they have to outrun because they got to antsy to wait another Quarter or two before ramping acquisitions.
Time will tell. For now I’m still long my small piece and looking to add!

$OPEN is a 1000$ company in the making.
Opendoor 2.0: The Singularity Scaler Nobody Is Pricing In
A road to a $1000 per share.
$OPEN is sitting at $4.42.
EBITDA profitable ahead of schedule. 5,000+ acquisition contracts in Q1 — best since 2022.
LTM free cash flow: +$519M. Was -$6.3B in 2021.
The market is still pricing it as a broken iBuyer.
It's becoming a housing OS.
Full breakdown 🧵
"Estimated signed-acquisition market share increased to 0.56% in Q3 2026 from 0.13% in Q3 2025 - 4.4 times the prior-year level, measured against home-selling activity in our addressable U.S. market." long way to become the "native intent", but good progress.
