I've uncovered why LADWP water rates are skyrocketing.
LADWP's supplier said water conservation was too successful, leading water use/revenue to collapse— justifying a 40% rate hike.
They asked us to save water, so we did. But we saved too much, so they're spiking our rates.
An independent, non-city-affiliated audit of Los Angeles Department of Water and Power rates has been ordered by Mayor Karen Bass, her office says. ktla.com/news/local-news/ind…

This is worth a read.
I think from last cycle a lot of people got lucky with a rare alignment of massive undersupply combined with strong demographic tailwinds and cheap money.
Real estate has historically been a 5-8% cash on cash return business, not a flip it every 3 years business.
You buy/build, you manage well, and you enjoy reasonable returns in a tax advantaged structure.
I think that's where we are going again.
The longer I invest in multifamily, the more I think most aspiring real estate investors should avoid it completely.
I find myself unintentionally talking young guys out of it quite a bit, especially those guys that have mastered duplexes and smaller deals.
Multifamily looked so appealing in the party days, I know.
Rates gently dropping, rents consistently growing. All masked the difficultly of actually operating apartments.
So many were fooled into thinking (or sold by gurus) that a 240 unit building is just as easy as an 8 unit building.
Why not scale up?
Because it’s not easier. What a ridiculous assumption.
You can manage an 8 unit building yourself. You don’t need a property manager, an assistant, and two full time techs.
You don’t need $20 million in personally guaranteed debt or to raise $10 million of LP capital.
You miss your numbers on an 8-unit, what’s your maximum financial impact? Tough, but totally recoverable.
If you’re off on your underwriting or capex budget on a $30M deal by 20%, you just lost $6M.
That one big deal has enough downside to crush you if done poorly.
Meanwhile, you could go do a couple BRRRRs in your city and make good money. Or at minimum, less stressful money.
There are benefits, of course, to scale. They simply take years and years to manifest.
Eventually, you may build an elite team, business, and system that can operate without your boots on the ground. That’s the dream.
You may have a roster of investors that trust you, excellent deal flow, and a machine that delivers for your investors and yourself and your staff and your residents.
But it’s not all sunshine and lollipops, and most don’t get there.
I advise serious caution before assuming bigger must automatically be better.
This account is amazing.
Jack Link's beef jerky says no added nitrites on the bag. The asterisk under it says except those from cultured celery extract. Celery is high in nitrate. Ferment it and the nitrate turns into nitrite, so the meat is cured with nitrite either way. Old Trapper and Oberto just print sodium nitrite in the ingredient list.
Jerky also has no federal standard of identity. The one number USDA held it to, a moisture to protein ratio of 0.75 to 1, was deleted last September. There is now no rule for how dry a strip of meat has to be before it can be sold as jerky.
Sunday's issue goes through the bag ingredient by ingredient. It follows the beef through the plant, where 4 pounds of raw meat come out as 1 pound of jerky, and compares what you pay for the bag to what the beef in it costs. Free half Sunday morning at tipofthebanana.com, or subscribe on X.

Replying to @jeremyfall
@jeremyfall and the new team at Cole’s on 6th and Main are already putting some seriously love into the curb side situation which should go a long way to get things on track. I’m a sucker for these cafe awnings and would love to see more of them across DTLA.

Padilla is the one you might remember from her bragging to @jonlovett about getting an affordable housing project reduced from 6 stories to 3

How on earth can DWP be overcharging ratepayers and yet unable to energize new housing projects at the same time? Something is very rotten in the State of Denmark. We NEED A NEW MAYOR!
This headline is misleading. This isn’t old Clifton’s Cafeteria “pay what you can pricing,” this is the city saying, “we won’t turn off your power, but you still owe us a crazy amount of money.”

STOP
BUILDING
HOUSING
WITH
SHIPPING
CONTAINERS
I think the developer was high on his own idea when he convinced himself to build a Duplex out of shipping containers.
I see this and I think I’m seeing two Starbucks stores there
It’s been on the market for 6 months and not a price decrease.
They are not budging on the price
It was a bold strategy in theory but not so sure any buyers was sold in to it.
I’m sure they go see it just to see it but no one interested
Might work good for short term rental and that’s about it.

Exciting for DTLA! Cole’s is set to reopen soon. Great story about how Jeremy Fall grew up around the corner above this parent’s Fashion District restaurant. Gotta keep investing in safety, storefront activation, and lighting on Main but this is good news. latimes.com/food/story/2026-…

In the ~19 yrs I have lived in CA, I have seen some v stupid ballot initiatives.
Believe me when I tell you, Prop 40, the so-called Billionaire Tax, is the stupidest of all.
If you are so lucky as to find yourself in possession of a Golden Goose, you encourage it to lay more eggs... you *certainly* don't chase it away.
California's Billionaire Tax Act would collect roughly $30 billion. Accounting for lost income taxes from departures, the mean Net Present Value is negative $39 billion, from Benjamin Jaros and Joshua Rauh nber.org/papers/w35899

DWP rates are supposed to be approved by the City Council, but under Mayor Bass, DWP has used a hidden loophole to raise rates without public input.

Took Karen Bass 3 years to appoint a film czar to keep production jobs in LA and that person is part time.
Hollywood’s center of gravity is increasingly tilting to the East Coast.
While California kept its crown at No. 1 with $1.76 billion in movie and TV production spend, New York is drawing major titles at a much more rapid pace, according to industry tracker ProdPro’s closely-watched quarterly snapshot released on Thursday. The state surged 87 percent in production spend in the quarter to $1.61 billion compared with California’s 17 percent uptick.

I'm proud to endorse @johnmckinney_
for LA City Attorney. He is a serious prosecutor, a thoughtful leader, and the partner we need on the Westside. LA will be lucky to have him!

Last Friday the City of Los Angeles quietly dismissed its cross-complaint against the State of California in the Palisades Fire Litigation. Today, Newsom endorsed Bass. Did Bass just throw the taxpayers under the bus by dismissing the City's legal ability to seek indemnity from the State for billions of dollars in damages in exchange for the Governor's last minute endorsement? @spencerpratt @joelpollak @JeremyCom @Hotshot_Movie @LeonardFiles
What will they do next? Diagnose Karen Bass with Wernicke's aphasia?

What is the latest in the Los Angeles mayoral race?
@melmason broke down the details with @Elex_Michaelson on @CNN.
I’m sorry, but it’s not news that Nithya Raman used unnecessarily big words to answer a question about her debate performance when she could have just said “sorry, it’s a blur.”
