"They're not going down" @danroberts0101.
Another day, another round of on-demand GPU rental indices surging across the board and reaching ATHs. Even the A100 index, which recently saw some softness, seems to be inflecting a little.

$IREN & $NVDA DSX. Strategically, it makes sense for IREN and Nvidia to pursue a financial collaboration or JV on the first part of SW1.
$IREN I’ve been thinking about Sweetwater and I believe the first phase (or at least a big chunk of it) will be developed and financed more closely with $NVDA than the market is currently pricing in. The “up to 5GW” partnership isn’t a firm offtake, that’s clear. But Sweetwater is explicitly positioned as the flagship site for NVIDIA’s DSX architecture. NVIDIA already has a cloud contract with IREN, a warrant for up to $2.1B at $70, and a clear interest in having large-scale liquid-cooled capacity in ERCOT as a reference. For $IREN, the CapEx for SW1 comes at a tough time: they’re dealing with the Horizons at Childress, liquid-cooling retrofits in Canada, and the 2027 ramp all at once. A large block of Sweetwater with NVIDIA as an anchor (whether through preferential offtake, stronger prepayments, or some form of JV/joint financing) would make sense for both sides. NVIDIA gets priority capacity and a real DSX showcase, while IREN unlocks part of the data center CapEx and reduces dilution or delay risk. At the same time, I see IREN focused on actually building IREN Cloud, especially for smaller developers (AI-native startups and enterprise customers that aren’t hyperscalers). The Mirantis acquisition and management’s comments about diversifying the customer base point in that direction. The big offtakes (Microsoft, and potentially NVIDIA at Sweetwater) give them the scale and funding to build the infrastructure, but the longer-term goal seems to be having their own platform that captures more value with a broader mix of customers. I’m not saying NVIDIA takes 100% of the campus, but the first meaningful phase of Sweetwater makes more sense as a joint project than as just another standard contract. Thoughts?

Also, as management has emphasized several times, it is not primarily the cloud business that creates the need for dilution. It is the data center segment. As I've said a number of times now, the cloud business is capital intensive in absolute total dollars, but ironically very capital light from IREN’s wallet perspective. Very little to no money is coming out of pocket for the Cloud business segment (GPUs). For Microsoft, customer prepayments and GPU financing covered 96% of the GPU capex. For the recent AI developer contracts, the same combo provided funding equal to roughly 133% of GPU capex! In other words, IREN is contributing very little out of pocket capital toward the GPUs themselves and in the most recent contracts the Cloud segment is actually generating SURPLUS capital! The data center side is different. Those costs have historically been funded primarily from the company’s own balance sheet, including plenty of dilution as we all know. No one knows better than you that IREN must acquire land, substations, install electrical infrastructure and construct the data centers long before customer prepayments and GPU financing are even thought of. IREN's set up the flywheel. Now it's about execution.

What Is $IREN Good At? A friend who supports NBIS told me: Iren is not a data center engineering specialist at all. IT data centers and centers for miners are very far from each other and that is exactly why Iren decided to use Nvidia's DSX platform, it gives you the design and since they are not good at IT/AI data centers they pay DELL to do some of that work too. Iren are good at finding land, building the halls and bringing the power shells on, which is closer to a construction company than to data center engineering company, so in reality it is a relationship of dependence for Iren. This was my response. Does anyone have anything to add? By the end of 2026, IREN’s Horizon 1–4 will be the world’s largest newly built, native liquid-cooled AI data center deployment designed for NVIDIA’s high-end GPUs, featuring direct-to-chip liquid cooling. By this standard, the number of data centers of comparable scale owned by NBIS at the end of 2026 is: 0. The Horizon campuses are still only a small part of IREN’s GW-scale campuses, leaving enormous room for expansion. By this standard, NBIS will have 0 comparable facilities before 2029, and whether it can achieve this even after that remains uncertain. IREN will also have multiple GW-scale campuses spread across different locations, interconnected to enable cross-campus connectivity. By this standard, NBIS’s comparable capacity in 2030 or even 2035 is: 0. Multiple sites that IREN has announced, as well as others yet to be announced, are all GW-scale. This alone is something the vast majority of future competitors will be unable to match. The GPU clusters to be deployed will operate on a completely different physical infrastructure scale. Achieving this requires collaboration with top-tier experts such as Dell and NVIDIA; developing and operating such infrastructure independently is simply not feasible. The complexity of ultra-large-scale clusters increases exponentially with scale. By this standard, NBIS’s comparable capacity is: 0. All of IREN’s sites have been carefully selected with strategic positioning and community acceptance in mind. These are scarce assets that cannot simply be replicated once the land is occupied. They also take green energy and environmental sustainability into account. By this standard, NBIS’s comparable assets are: virtually 0. All of IREN’s sites are grid-connected, enabling future interaction with the power grid. This will significantly improve economics and stability while opening up multiple additional revenue streams. By this standard, before 2029, NBIS’s comparable capabilities are: 0. In the future, IREN will also enable coordination across multiple sites and develop additional satellite sites to accommodate the specific demands of the inference era. By this standard, NBIS’s comparable capabilities are: 0. Simply accumulating land and pre-purchasing power is already no easy feat. There is so much foresight about the future embedded in these decisions that they seem almost as if they were made by people who had traveled back from the future. IREN could very well become the world’s leading blueprint for replicable next-generation liquid-cooled AI data centers—the printing press for AI factories. This is also why so many leading data center experts have chosen IREN, and why an increasing number of outstanding professionals from Oracle, NVIDIA, Google, KKR, and Intel continue to join the company.

Hang in there... With $IREN, and so many other AI / data center stocks getting absolutely destroyed in the market, it’s imperative to stay focused on the fundamentals and not get swayed by price action. $IREN's fundamentals have only gotten stronger this year, and its capital strategy is built to weather exactly this kind of financing backdrop, with rising yields and increasingly selective lenders. NFA, but $IREN below $30 is an absolute STEAL if you ask me, and I’ve been in the stock since ~$4.80. To all our subs: I’m currently working on a very interesting post breaking down where $IREN could be headed from here over a multi-year period. Will be out next week. More on this soon. Hang in there, and keep your eye on the fundamentals. Think long-term. Cheers ✌️

My $IREN thoughts for the last few months... The big question during a brutal drawdown: how deep, and for how long? Then comes the emotional torture: Should I have sold earlier? What if this thing drops another 50%? Will it ever recover? There’s only one way to make that fear tolerable: do your homework. If you understand the business, its future cash flows, and what it’s actually worth, the market price becomes much less relevant. Think like a business owner. If you paid a fair price (or better, a discount) for a business, and nothing has changed for the worst, why on earth would you sell it just because someone now offers you even less? I trust my homework I think MY BUSINESS is worth much more than $15B!! hint: re read the last earnings call or 10K

At IREN, we believe AI builders shouldn't have to choose between raw performance and operational flexibility. As an inaugural partner of the NVIDIA AI Cloud Ready Initiative, Mirantis has completed NVIDIA-Certified Hypervisor validation for k0rdent AI’s virtualization stack on Arm-based NVIDIA GB200 systems. This milestone demonstrates that virtualized GPU environments can now deliver predictable, near bare-metal performance while supporting secure, hardware-level multi-tenant isolation. IREN AI Cloud empowers engineering teams to match infrastructure to workload requirements, balancing performance, isolation, and operational efficiency. AI builders can choose from: • Software-Defined Virtualization: delivers secure, elastic multi-tenant environments and scalable inference, with the VM as a hardened tenancy boundary. • Dedicated Bare-Metal Clusters: optimized for maximum performance to deliver high-throughput model training and high-concurrency, ultra-low-latency inference. From infrastructure to inference, choose the operational model that best fits every AI workload.

$IREN: What Wall Street Will Do Let me start with the conclusion: after despair comes a reversal. IREN has been consolidating for a year. During that year, the company accumulated more milestones than at any other point in its history. There are at least 20 significant developments to list, many of which are not just company milestones but industry milestones as well. This is a company with exceptionally strong execution. The problem is that what it is doing does not produce immediately visible results. Take its 5.8 GW of secured grid power, for example. This required years of preparation, and its scarcity value will become increasingly apparent over time. Many people do not understand just how valuable this confirmed 5.8 GW really is. IREN is the only neocloud company that discloses power capacity backed by PPAs. Not only is its power supply supported by legal agreements, but its sites also possess multiple forms of scarcity value in terms of location, scale, and access to green energy. Time will gradually reveal the distinctive value of these assets. IREN could have started monetizing these assets right here and now. That would have been relatively easy for the company. But just as it demonstrated foresight years ago by surveying locations around the world and securing high-quality sites, its management team has concluded that it can pursue greater and more sophisticated opportunities over the longer term. So, just as IREN laid the groundwork for its global site portfolio years ago, it is now planning something much bigger. This is a complex, integrated engineering undertaking involving multiple external partners, far beyond what was involved in planning several gigawatt-scale sites back then. IREN follows a slow-first, fast-later model. Investing in IREN requires patience, but even more importantly, it requires a deep understanding of the company. The issue is not that the company communicates poorly or cannot tell its story. Rather, it is the complexity of the integrated engineering undertaking itself, which spans an exceptionally broad range of disciplines. Management has already provided a great deal of information, but understanding the interactions and causal relationships among the various elements, and how they contribute to building a unique moat, requires investors to conduct their own in-depth research and learning. There are many neocloud companies, but IREN stands out as the one with the greatest concentration of high-quality, unique advantages. I can name at least 10 of them off the top of my head, each of which other companies can no longer realistically replicate. These are essential ingredients for differentiation and the development of a powerful competitive position. (If you have invested in IREN, try to see how many you can name yourself.) Wall Street has historically paid the most attention to companies with multiple high-quality, distinctive advantages. Once those advantages are progressively demonstrated in practice, such companies also tend to command the highest valuations. Do not assume that IREN's year-long consolidation means Wall Street has been ignoring it. Institutional investors approach a company in stages. Once they establish that its multiple distinctive advantages are real, they will certainly study every aspect of the business more deeply than ordinary investors do. Given IREN's slow progress in the early stages, sufficient patience is essential. After IREN announced so many milestones this year, its recent share-price performance has completely extinguished the once-high expectations of many investors, with sentiment even turning negative. This kind of market behavior is already approaching the classic setup for a reversal. Let me discuss two recent developments. Semianalysis's negative assessment Semianalysis gave IREN's Canadian sites a negative assessment. Setting everything else aside, the facts are straightforward: there have been power outages, and redundancy has been insufficient. There is no need to explain away the causes. Those two facts alone are enough to support criticism of the company's execution and cloud infrastructure capabilities. At the same time, however, Semianalysis acknowledged that Childress and Sweetwater are substantially better. Overall, IREN's Canadian sites are being upgraded, and they account for only a small proportion of its total capacity. Investing has always been about the future. The two much more important sites, both far larger in scale, have received positive assessments. Yet problems at one relatively small site triggered a massive sell-off in the stock. The force driving that sell-off came not from a deterioration in the company's overall fundamentals, but from negative investor sentiment. Wall Street will make full use of that sentiment to acquire shares with substantial underlying value. A little rational analysis makes the distinction clear: how can problems encountered during the upgrade of one small site outweigh the strength of the company's overall technical capabilities? The major sites have received validation from both Microsoft and NVIDIA. More importantly, IREN remains the sole partner for NVIDIA's flagship AI factory under the DSX framework. The impact of renewed interest-rate hikes on financing capacity and economics This is a negative development for the entire industry, and the pressure is greater for a fully owned, vertically integrated model like IREN's. The resulting share-price decline is understandable. However, a closer look suggests that this round of rate hikes is more likely to be temporary, with a limited overall impact. It is a countermeasure against persistent inflation, rather than a response to an established upward trend in inflation. These are fundamentally different situations, even though the market's short-term reaction has been intense. AI industry development is a core driver of US economic growth. Short-term volatility does not change that underlying trend. With stock market indices repeatedly hitting new highs and other neocloud stocks surging, IREN has spent a year consolidating before declining recently as sentiment collapsed. Based on my long-term experience, this could well represent the final stage of the current trend. Shares sold under the pressure of negative sentiment are rapidly accumulating in the hands of institutions with deep research capabilities and the patience to wait. I have compiled the figures, and institutional ownership of IREN has continued to increase over the past year. Particularly notable is the prominence of institutions with a long-term, conservative investment orientation, including banks and sovereign investment institutions. Compare this with NBIS: institutional ownership has also increased, but hedge funds with shorter investment horizons and growth-oriented capital account for a larger share. In a nutshell, long-term, patient capital represents a relatively large proportion of IREN's institutional shareholder base. IREN is working hard to realize its ambitious plans. Veteran data center expert @brianfry01 has pointed out that existing data center architectures are not suited to AI factories and require structural modifications throughout the system. Under these circumstances, the faster companies rush ahead today, the more constrained they may become in the future. IREN, by contrast, is focusing on this fundamental industry pain point and developing standardized solutions. Liquid cooling will be a technological transformation of decisive importance. Veteran IREN progress investigator @FransBakker9812 has predicted that IREN will bring about a major transformation in this field. Given John Gross's position as Vice Chair of ASHRAE's liquid-cooling standards committee, along with his extensive experience in thermal architecture, engineering standards, and the design and commissioning of Tier IV data centers, there is a solid basis for expecting such a transformation under the leadership of an industry-recognized liquid-cooling authority. This is absolutely worth looking forward to. IREN is deeply immersed in the practical implementation of fundamental changes to AI infrastructure. Its key partners are AI industry leaders NVIDIA and Dell. Dell industrializes NVIDIA's compute architecture into standardized, mass-replicable liquid-cooled server modules, upgrading compute deployment from something assembled piecemeal in server rooms to factory-scale production. IREN's relationship with Dell dates back to the company's early days as a publicly listed business, and the collaboration runs deep. This year, Dell has already been revalued by the capital markets. The engineering integration IREN is undertaking is even more complex. Many of NVIDIA's and Dell's concepts and initiatives need a physical factory in which to be implemented. That is precisely the role of Sweetwater's flagship AI factory under the DSX framework. The transformative significance of what this factory could bring is enormous. It is on an entirely different level from the question of whether IREN signs orders, or with whom it signs them. Many people have yet to pay attention to this. This is the real anchor that could eventually drive IREN to command a super-premium valuation. Today, IREN announced that its subsidiary Mirantis has completed NVIDIA certification for the GB200 system and launched a full-stack AI cloud virtualization solution that combines performance with isolation. This is significant news and marks progress in a fundamental transformation of AI infrastructure. Understanding the full implications of this development requires a substantial base of technical knowledge. Anyone seriously investing in IREN should make an effort to understand its deeper significance. I have consistently disagreed with the argument that IREN's poor share-price performance this year is a management communication problem. People who hold this view underestimate the capabilities of the capital markets. Capital markets are professional value-discovery mechanisms. Over the long term, they will not overlook any genuine gold mine. They simply behave differently at different stages. Nor will more intensive management communication fundamentally change the situation. What the market ultimately follows is the development of the industry itself. Most of 2026 has been a preparatory phase, and it is entirely normal for the stock price to show little progress during such a period. The encouraging news is that the results are gradually becoming visible, and the payoff is now within sight. Multiple major developments are expected to emerge within the next 90 days. Further selling remains possible. But the most likely turning point may come precisely when despair is at its deepest.

$IREN's insane profitability Despite $IREN trading like a turd these days, the underlying fundamentals are actually improving drastically. One of the most underrated developments is the sharp improvement in profitability. $/MW contract terms have more than doubled since last year, while most project-level operating expenses have stayed relatively flat. That is creating very strong operating leverage. While revenue per MW has 2.4x’d, pre-tax profit has increased by roughly 12x. The graphic below shows this pretty well. During $IREN's last earnings call, management revealed that recent contracts were being signed at rates of >$20m/MW. However, at the follow-up Goldman Sachs conference, CCO Kent Draper disclosed that the company’s most recently announced contract was priced at $23m/MW. I assume that was the “leading frontier AI lab” contract management announced during earnings, which I believe to be Anthropic. Now, the $12m/MW pre-tax profit figure implied by that $23m/MW headline rate already accounts for financing expenses, depreciation and the direct expenses associated with the deployment, in line with the company’s broader guidance. What it does not include are SG&A, R&D and taxes. However, once $IREN reaches sufficient scale, I think those >50% project-level margins are a pretty solid indication of where GAAP net income margins could ultimately trend towards. Interestingly, with current negotiations now taking place around the $25m/MW range, according to management, margins appear to be moving even higher. Most of that additional $2m/MW should fall straight into the pre-tax project profit pile, since the underlying cost base stays largely fixed. A major advantage $IREN has here is that it doesn’t have to pay colocation fees to rent third-party data centers, since the company develops and operates its own facilities. With colocation pricing rising sharply, that gives $IREN another meaningful advantage over competitors that have to absorb those rental costs every time they bring new capacity online. TLDR: Don’t get distracted by noisy price action. Keep your eyes on the fundamentals.

$IREN setup into next week: On the daily, the structure is tightening: rising lows from the late-July bottom are forming an ascending triangle into flat resistance. The immediate hurdle is the 50-week MA, which price has struggled to reclaim on a closing basis since early July. A daily close above it could be significant — not only would it clear a widely watched level, but a break and hold above the 50W MA could add fuel to the move as momentum traders react to the breakout. That would put the $49.50 area — the 0.618 Fib and prior resistance — back in focus. Momentum is improving without RSI looking particularly stretched, so the interesting part now is whether price can turn the 50W MA from resistance into support. If the breakout fails, the rising trendline and ~$41 area remain important levels to watch. Intuitively, though, this one looks like it’s getting ready to go. NFA — educational observation from the chart.

$IREN: Blue Gold They say that AI will solve our debt issues by bringing in disinflation via a productivity boom. In the age of AI, we will see somethings become cheaper while other things become more expensive due to higher productivity of those things. AI takes power as an input and outputs software. Much of the physical world has been digitalized and can be actualized by software. It’s a oneway reaction that doesn’t work the other way around. You can’t convert software back into electrons. Because of this one way conversion flow, we will see power assets replace software as a moat. Before the combustion engine, oil was used for cheap light and lubrication. Then oil became black gold and the biggest companies in the world were built on oil, from Standard Oil to Saudi Aramco today.
