The lease payments back the bonds.
The bonds get an A+ rating off the hyperscaler's name.
Banks fund the SPV.
Banks also fund the investors buying the bonds.
Same asset, leverage stacked on leverage, all of it resting on what a data centre is worth at the end of the lease.
Moody's puts the lease pile at $1.2T, with $820B not yet started.
The chart looks complicated because it is.
